Riviera 55 is an off-plan development by Azizi in Meydan, Dubai. Entry price is AED 1,235,000.
Riviera 55 is a project by Azizi Developments and part of the large-scale Azizi Riviera community at Meydan One. The building carries a modern architectural style with clean geometric facade lines, offering studios and one-, two- and three-bedroom apartments across a ground floor and eight residential levels. Prices run from AED 1,235,000 to AED 9,387,000.
Riviera 55 delivers studios and elegant one- to three-bedroom apartments fitted with modern household appliances, each home with its own balcony. Panoramic windows frame views of the Dubai skyline, the crystal lagoon and surrounding greenery. The development carries an extensive amenity set, including landscaped gardens, a large pool for adults and children, relaxation areas with cabanas and sun loungers, a barbecue zone, a yoga space, a cinema, an outdoor chess area, a dedicated dog park, a fully equipped gym and children’s play areas — a resort-style lifestyle built into the community.
Azizi Riviera at Meydan One is a modern residential community that blends comfort, style and technology in one of Dubai’s prestigious addresses. Homes are surrounded by beautiful parks, cosy squares and modern infrastructure, with residents enjoying swimming pools, fitness centres, spas, restaurants, cafes, shops and playgrounds, plus recreation and walking areas that encourage an active lifestyle. The prime setting gives easy access to Dubai’s major attractions, malls, restaurants and beaches, while clean air, scenic lagoon views and functional layouts make it an appealing place to live and holiday.
Riviera 55 is priced from AED 1,235,000 to AED 9,387,000, with sizes from roughly 417 to 1,435 sq ft on a freehold basis — a wide band that spans compact studios through to premium residences. A single payment plan is offered without a post-handover component. As with any Dubai purchase, budget for the 4% Dubai Land Department registration fee on top of the price. Homes at AED 2 million and above may also qualify buyers to apply for the UAE Golden Visa. Our consultants can share the current deposit and instalment milestones on request.
The wide price range makes Riviera 55 versatile: studios and one-bedroom homes suit first-time buyers and investors after lagoon-side rental appeal, while larger residences serve families and buyers seeking a lifestyle address minutes from Meydan and Downtown Dubai. Strong connectivity broadens both end-user and tenant demand: The Meydan Hotel is around two minutes away, Meydan One Mall three, and Downtown Dubai, DIFC and Business Bay each roughly 10, with Dubai International Airport about 15 minutes out. That central-yet-calm positioning underpins the community’s long-term appeal.
Jumeirah Beach around 12 minutes and The Palm Jumeirah roughly 22 further extend the lifestyle reach for residents. For floor plans, the latest prices and availability for Riviera 55, use Register interest on this page and our team will send them to you.

Azizi Developments is a Dubai developer that works mainly in the mid market and releases many buildings at a time. In search it is best known for Azizi Riviera in Meydan, a large community of mid-rise apartment buildings that is delivered in phases, and for entry-level apartments in areas such as Al Furjan and Dubai Studio City.
This guide helps buyers compare Azizi with other developers. It covers the communities, the projects on our site, how a Dubai off-plan purchase is regulated, what Azizi has reported about its Riviera handovers, and what to check before you sign. Each project links to its own page.
In a 31 March 2026 handover announcement, Azizi Developments described itself as a leading private developer in the UAE, and its Group CEO Farhad Azizi led the handover. We could not open the Azizi corporate pages or a neutral encyclopaedia entry in this research, so we do not give a founding year or a list of directors here. Check the company's own website for those.
What we can say is about where it builds. The projects on our site are spread over Meydan, Mohammed Bin Rashid City, Al Furjan, Al Jaddaf, Dubai Studio City, City of Arabia and several smaller districts. Searches for Azizi are mostly for a specific project, such as Azizi Riviera, Azizi Plaza or Aura by Azizi, and for the company name.
Azizi Riviera is in Meydan, within Mohammed Bin Rashid City. Azizi reported on 31 March 2026 that it had handed over 667 homes in one announcement: Riviera 69 with 112 units, and Beachfront I with 555 residences. It described Riviera 69 as a 10-storey building with studios to three-bedroom apartments and 11 retail outlets, the eighth completed building in Phase 4, which it said was 74% complete. Beachfront I is one of three 20-storey towers in the Riviera Beachfront development, with homes from studios to two bedrooms, and sits along what Azizi calls a 2.7 km swimmable crystal lagoon.
Because the community is large, buyers meet it in two ways: as an off-plan purchase in a later phase, and as a resale in a finished building. Our guide to buying property in Meydan explains the area, and the Meydan page compares buildings.
The table shows a selection of Azizi projects on our site, grouped by the area on each project page. Open a link for sizes, floor plans and the current payment plan from the developer.

Azizi often releases similar buildings in the same area one after another, so two of them can differ mostly in the floor and the view. Compare the exact unit rather than the name of the building.
In a report dated 10 August 2025, Azizi said that 53 of the 75 buildings in Riviera had been handed over and that the remaining 22 were scheduled for completion up to Q2 2026. It named Riviera 63 (handed over on 24 March 2025), Riviera 61 (9 June 2025), and Riviera 67 and Riviera 65, where handovers began on 1 July and 21 July 2025. It listed Azure for August and Riviera 52 for September 2025.
These figures come from the developer. They are useful as a record of what Azizi said and when, and you can compare them with the date a building actually completed. For anything you are buying, compare the date in your SPA with the one the building finally reaches. Our guide to handover delays and your rights explains what the contract allows.
The steps are broadly the same for every Dubai developer, because the rules come from the Dubai Land Department (DLD) and its regulator RERA. The notes below summarise what the DLD publishes in its published guidance for buyers. Your own contract and the Azizi sales team confirm the details for a specific building.
A project can only be launched or announced once the developer has completed registration and holds the accreditation certificate issued through Oqood, according to the same DLD guidance. That certificate and the project number printed on it are the first thing to ask for. If you buy in a phase that is still being built, ask which buildings are being completed first and what sits next to your plot.
We could not open a payment plan published by Azizi on its own website, so we do not quote a structure. Plans differ from launch to launch. Ask for the current offer for your exact building in writing, with each instalment date and percentage. Our guides to how off-plan payment plans work and buying a Dubai apartment on instalments explain what each stage means.
Remember the costs outside the plan. See Dubai Land Department fees and service charges and maintenance fees.
Azizi Riviera in Meydan is useful for this comparison, because finished buildings and buildings still under construction sit in the same community. In a finished building you can see the unit, the view and the service charge bills before you commit. The choice is limited to what owners are selling.
Off-plan gives you a full release to choose from and a payment schedule spread over construction. In return you wait for handover and accept that the finished result can differ slightly from the brochure. Timelines can move, so avoid planning your life around one date. Compare the off-plan price with a finished unit of the same size in the same area. The gap shows what you pay for newness and for the payment plan. See whether off-plan suits you for the questions to ask first.
The table is a neutral guide to focus and areas. It is not a ranking and says nothing about quality.
