Al Twar

About Al Twar

Al Twar (also spelled Al Tawar) is a residential district in northeast Dubai, next to Al Qusais, Al Nahda and Muhaisnah and a short drive from Dubai International Airport. It is best known for Al Twar Centre, a Dubai Municipality service centre next to Al Qusais metro station where residents handle government paperwork under one roof.

The district is divided into Al Twar 1, Al Twar 2 and Al Twar 3. It is a settled neighbourhood of villas and low rise apartment blocks with a long term resident population, local shops, mosques and schools, and a practical, quiet character rather than malls and landscaping.

This guide covers where Al Twar is, what Al Twar Centre does, how the three sub-areas differ, what is nearby and what to check before you rent.

Where is Al Twar in Dubai?

Al Twar lies in the northeast of Dubai, beside Al Qusais, between the airport side of the city and the Sharjah border. Its neighbours are Al Qusais, Al Nahda and Muhaisnah. Main roads around it include Al Nahda Road and Sheikh Mohammed Bin Zayed Road, which connect it to Deira, the airport and Sharjah.

The nearest metro stations on the green line are Al Qusais, which is next to Al Twar Centre, Al Nahda, and Airport Free Zone, close to the Dubai Airport Free Zone business area. Check routes and timings at rta.ae.

What is Al Twar Centre?

Al Twar Centre (Al Tawar Centre) is one of Dubai Municipality's sub-centres, in the Al Twar district on Al Nahda Road, next to Al Qusais metro station. It is a service building that brings several government and service counters into one place, so you can complete a number of procedures in a single visit.

The counters inside change over time, but they have included services for:

  • Work permits and labour paperwork, through a Tasheel service centre. This is why many people search for the labour office in Al Twar.
  • Residency and visa applications, through an Amer centre.
  • Emirates ID applications and renewals.
  • Tenancy contract registration and other real estate services. See Ejari explained.
  • Business and trade licence services, and utility, transport and medical fitness counters.

Opening hours, bookings and which counters are present are set by each operator, so confirm them on the official Dubai Municipality page or in the Dubai Municipality app before you travel. There is no entry fee, only the fees for the service you request. Take the originals of your documents.

Why Al Twar Centre matters to renters

Living near Al Twar Centre means an office for your permits, visa and tenancy registration is a short trip away, and Al Qusais metro station is beside it. That convenience is one reason tenants and small business owners choose this side of Dubai.

Al Twar 1, Al Twar 2 and Al Twar 3

The district is split into numbered sub-areas, and listings usually name one of them.

Sub-areaWhat to know
Al Twar 1Residential, with villas and low rise buildings, and local parks and play areas.
Al Twar 2Residential, with villas and apartment blocks. A new neighbourhood park has opened here, and the Dubai Airport Free Zone area is a few minutes away.
Al Twar 3Residential, with schools and local shops.

Boundaries are not marked on the ground, so check the exact address, the nearest main road and the nearest metro station for any home you are considering. The three sub-areas are close to each other, and the difference between them is usually less important than the condition of the particular building or villa, the street it is on and how much aircraft noise reaches it.

If a listing only says Al Twar without a number, ask which sub-area it is in, and ask for the Makani or plot number so you can find it on the map before you travel to view it.

Things to do and places in Al Twar

Parks and open space

  • Neighbourhood parks. The district has small public parks with play areas, used mainly by residents, and a new neighbourhood park has opened in Al Twar 2.
  • Al Qusais Pond Park. A large Dubai Municipality park in neighbouring Al Qusais, a short drive away, with lakes, paths and play areas.

Services and transport

  • Al Twar Centre for permits, visas, Emirates ID and tenancy services.
  • Al Qusais, Al Nahda and Airport Free Zone metro stations on the green line.
  • Dubai Airport Free Zone, the business zone beside the airport, a few minutes away.

Shopping, food and schools

The district has supermarkets, pharmacies, clinics and small restaurants on its own streets, with the larger malls in Al Nahda, Deira and Muhaisnah a short drive away. For schools, there are several in Al Twar and the surrounding districts, covering British, Indian and other curricula. Check inspection ratings and current places on the Knowledge and Human Development Authority site at khda.gov.ae, and confirm with each school directly.

Who does Al Twar suit?

Families who want a villa or a large flat at a moderate rent within easy reach of the airport, Deira and Al Qusais, and anyone working on that side of the city or commuting to Sharjah. People who work at or near the airport use it for the short drive. It suits people who want new build finishes, towers or a Downtown commute less well.

What should you check before renting?

  • Aircraft noise, which varies by street given the airport's proximity. Visit the property at different times before deciding.
  • Age and condition, particularly air conditioning and bathrooms on the older blocks and villas.
  • Parking, whether it is allocated and included.
  • Whether maintenance is included in a villa rental.
  • Number of cheques the landlord wants, which is usually where the negotiation is. See how Dubai rent increases are calculated.
  • Ejari registration, which you can complete at Al Twar Centre.

Can you buy in Al Twar?

Ownership options are limited in this district, so it functions mainly as a rental market. Buyers who want to be on this side of the city with freehold available usually compare Al Jaddaf, Dubai Festival City or International City. For the rules, see freehold property in Dubai.
