About Serena

Serena is a townhouse community by Dubai Properties off Al Qudra Road, in the Dubailand belt west of the city centre. It is built in a Mediterranean village style and is now complete and occupied, which makes it easier to judge than a community still under construction.

It is organised into three districts, Bella Casa, Casa Dora and Casa Viva, each with its own layouts and its own feel. They are close in quality but not identical, so it is worth walking more than one.

Who does Serena suit?

Families who want a townhouse with a garden inside a gated community, with pools, parks and a school within reach, at a lower cost than the established villa names. It works for people commuting toward Motor City, Sports City, Al Barsha or along Al Qudra and Hessa Street.

It is a long drive to Downtown or DIFC and there is no metro nearby, so it suits car free living poorly.

Community charges and what they include.
Condition, since the community is old enough now for maintenance history to matter.
The commute at real times, particularly if anyone in the household works in the centre.

Is it a good investment?

Serena's tenant base is families who stay, which makes occupancy steady, and being finished removes the construction risk that hangs over newer Dubailand phases. Against that, it competes with a large and growing supply of similar townhouses nearby, so entry price and condition matter more here than the community name.
