Victory Heights is a gated villa community inside Dubai Sports City, laid out around the Els Club golf course. It is the family villa option in an area otherwise dominated by apartment towers.

The community is built in themed clusters of Mediterranean style villas, with the golf course threaded between them, and it has its own primary school on site, which is the single biggest reason families choose it.

Who does it suit?

Families who want a villa with a garden, a school within walking distance and golf on the doorstep, at a lower cost than Dubai Hills or Arabian Ranches. Sports City, Motor City and Studio City surround it, and Al Barsha and Mall of the Emirates are a reasonable drive.

It is less suitable if you commute daily to DIFC or Downtown, or want restaurants and retail you can walk to.

Condition of the villa, as the community is now well established.

Is it a good investment?

It is an end user community, and the school inside it gives it a durable tenant base: families rent here for years rather than months. Yields on large villas are modest, as everywhere in Dubai, so the case rests on stable occupancy and capital value rather than headline returns.
