How Much Is My Dubai Property Worth?

Your property is worth what comparable units in your own building have actually sold for recently, adjusted for floor, view and condition. Recorded transactions decide value in Dubai, not asking prices and not the highest number an agent quotes you.

Every seller has heard a different figure. Here is how to work out the real one before you go to market.

Where do you find real transaction data?

The Dubai Land Department publishes transaction records, and its Dubai REST app lets owners see registered data and request an official valuation. That is the base layer. On top of it, a good agent will show you the last few sales in your building with their sizes and dates, not a list of what neighbours are asking.

Asking prices tell you what sellers hope for. Recorded sales tell you what buyers agreed to. When those two numbers are far apart, the market is telling you something about the asking prices.

How do you compare properly?

Work in price per square foot, and compare like with like: same building where possible, same unit type, similar floor, sold within the last few months. Then adjust for the obvious differences. A higher floor with an open view is worth more than the same layout facing a neighbouring tower, and the gap within a single building can be wider than the gap between two buildings.

Be careful with new build comparisons. A developer selling remaining stock in your project with a payment plan is not a comparable sale for a resale unit that needs full payment.

Why does the bank valuation matter?

If your buyer is borrowing, their bank will value the property and lend against that figure, not against your price. Where the valuation comes in lower, the buyer must find the difference in cash or the deal renegotiates. That makes the bank valuation a practical ceiling on what a mortgage buyer can pay, which is why pricing far above recent transactions tends to produce offers that collapse rather than no offers at all.

Do upgrades add value?

They add saleability more reliably than they add price. A well presented, neutral, properly maintained property sells faster and holds its number in negotiation. A heavily personalised renovation rarely returns what it cost, and an unapproved alteration can actively block the sale because the developer may refuse the No Objection Certificate until it is reinstated. How should you set the asking price?

  1. Establish the range from recent sales in your building, per square foot.
  2. Adjust for your floor, view, layout and condition.
  3. Check what is currently listed and how long it has been sitting. Long listings are usually overpriced ones.
  4. Decide the number you would actually accept, then set an asking price close enough to it to attract viewings.
  5. Review after two weeks of activity. Viewings without offers is a price message.

What is the most expensive mistake?

Choosing the agent who quotes the highest figure. An inflated price wastes the first weeks, which are when the most interested buyers look, and a property that has been listed for months negotiates from a weaker position than one priced correctly on day one.
