By Emaar Properties in Mina Rashid, Dubai

Baystar by Vida is an off-plan development by Emaar Properties in Mina Rashid, Dubai. Entry price is AED 2,105,888.
Baystar by Vida is a waterfront apartment development by Emaar, set on the Marina Promenade within the Mina Rashid community. Comprising two towers and a collection of 1- to 4-bedroom residences designed in Vida's signature coastal style, it offers a considered blend of resort living and city convenience, with prices ranging from AED 2,105,888 to AED 11,542,888.
Baystar by Vida is made up of two towers, one rising to 20 residential floors and the other to 16, each set above a basement, ground floor and podium level. The homes range from one to four bedrooms and follow Vida's coastal-inspired aesthetic, with floor-to-ceiling glazing, spacious balconies and warm, natural-toned interiors that fill the spaces with light. Residents have access to an extensive amenity offering, including indoor and outdoor gyms, an infinity pool with a yoga area, a children's playground, a sports zone, a multipurpose hall, a barbecue area and retail spaces, all framed by views over the marina and the city.
Mina Rashid, also known as Rashid Yachts & Marina, is a prestigious waterfront district beside Dubai's historic centre, pairing a calm maritime atmosphere with urban comfort. Downtown Dubai, Burj Khalifa and Dubai Mall are just 15 to 20 minutes away, while Dubai International Airport is around 20 minutes. Daily life revolves around seafood restaurants, cafes, boutiques and yacht clubs, and the district regularly hosts exhibitions, concerts and family events. Sheikh Zayed Road and water transport keep the rest of the city within reach, and the waterfront's promenades, green spaces and a swimming pool stretching over 500 metres, among the largest in the region, anchor an active, seaside lifestyle.
Homes at Baystar by Vida start from AED 2,105,888 and rise to AED 11,542,888, with sizes spanning roughly 728 to 2,950 sq ft, a broad range that accommodates everything from compact one-bedroom apartments to expansive family residences. Because every home is priced above AED 2 million, buyers across the board may qualify for the UAE's 10-year Golden Visa. The development is offered on a payment plan with no post-handover instalments, and buyers should also budget for the 4% Dubai Land Department registration fee. Our team can share the full deposit and milestone schedule on request.
Baystar by Vida suits buyers drawn to branded, waterfront living within easy reach of central Dubai, from professionals and downsizers wanting a lock-up-and-leave marina home to families needing larger layouts. Its wide price and size spectrum, freehold title and Golden Visa eligibility also make it attractive to investors targeting a high-demand coastal address with a recognisable Emaar and Vida pedigree.

Emaar's projects in Dubai are spread across its own master communities: Downtown Dubai, Dubai Creek Harbour, Dubai Hills Estate, Emaar Beachfront, Emaar South, Mina Rashid, The Valley, The Oasis and Arabian Ranches, plus single buildings in Dubai Marina, Business Bay, Zabeel and Expo City. As of 2 November 2026 we list 121 live Emaar off-plan projects, from AED 1,120,000 (Golf Dale in Emaar South) up to villas above AED 30 million in Dubai Hills Estate. Dubai Creek Harbour (32 projects) and Dubai Hills Estate (29) hold about half of them.
Emaar Properties is the master developer behind Burj Khalifa, The Dubai Mall, Downtown Dubai, Dubai Marina, Dubai Hills Estate and Dubai Creek Harbour, and it is listed on the Dubai Financial Market. Most Emaar developments are not single towers. They are buildings inside a master plan where the roads, parks, schools and retail are designed together. That is the practical difference for a buyer: you are buying into a scheme, not just a unit. For the company itself, its history and ownership, read who Emaar is. This page is about the projects: where they are, what they cost to enter, and how to choose between them.
The table groups every Emaar project in our live list by community. "From" is the lowest starting price in the developer's current release and changes as units sell, so treat it as a guide to where each community starts, not as a quote. Figures as of 2 November 2026.

The rest of the list is single projects: Downtown Views II (listed under DIFC), Chevalia Estate in Dubai Investment Park, and Address Residences Al Marjan in Ras Al Khaimah, which is outside Dubai. Every project, cheapest first, is in the list below this guide. For every launch in one area, whoever the developer, see our Dubai Creek Harbour off-plan page, where Emaar has the largest share of what we list, or the Dubai Hills Estate off-plan page.
Two things stand out. Dubai Creek Harbour and Dubai Hills Estate together account for about half of the projects, so competition between similar buildings is real. And the cheapest entry points are apartments in Emaar South, Dubai Creek Harbour and Dubai Hills Estate, while The Valley and The Oasis start much higher because they are villa and townhouse communities.
Search demand for Emaar is mostly demand for its communities. People look for Emaar South, Emaar Beachfront, The Valley and Dubai Creek Harbour by name. The table below sets out each community and links to our page for it, where you can compare individual buildings and see Dubai Land Department sold prices.
| Community | Where | Typical home types | Our page |
|---|---|---|---|
| Downtown Dubai | Central district on Sheikh Zayed Road, around Burj Khalifa and The Dubai Mall | Studios to penthouses | Downtown Dubai |
| Dubai Marina | Waterfront district built around a 3.5 km man-made canal | Studio to three-bedroom apartments | Dubai Marina |
| Dubai Hills Estate | Master community next to Al Barsha South, with a golf course | Apartments, townhouses and villas | Dubai Hills Estate |
| Dubai Creek Harbour | On the creek, off Ras Al Khor Road, about 10 minutes from Downtown | Mainly apartments, with serviced residences | Dubai Creek Harbour |
| Emaar Beachfront | Beachfront community at Dubai Harbour, between Dubai Marina and Palm Jumeirah | Apartments | Emaar Beachfront |
| Emaar South | Inside Dubai South, near Al Maktoum International Airport | One to three-bedroom apartments, plus townhouses and villas | Emaar South |
| The Valley | Gated community off the Dubai to Al Ain road | Townhouses and villas | The Valley |
| The Oasis by Emaar | Gated, low-density villa community | Large villas and mansions | The Oasis |
| Arabian Ranches (I, II and III) | Suburban freehold community with golf, equestrian and polo facilities | Three to five-bedroom villas and townhouses | Arabian Ranches |
| Mina Rashid | Waterfront district on the old Port Rashid site | Apartments | Mina Rashid |
Each community page answers a different question from this one. If you already know you want Dubai Hills or Emaar South, start there. If you are still choosing between Emaar communities, stay here.
The communities fall into two groups. Downtown, Dubai Marina, Dubai Creek Harbour and Emaar South are open districts, with public streets, mixed use and a lot of apartments. Dubai Hills Estate and Arabian Ranches are gated, with more villas and a quieter, suburban feel. Which type suits you depends on whether you want walkable city life or space and a garden.
The same split shows in who buys. Apartment districts attract investors and first-time buyers. Villa communities such as The Valley and The Oasis tend to attract families who plan to live there.
If you search for Emaar apartments, the choice in our current list is widest in Dubai Creek Harbour and Dubai Hills Estate, with Mina Rashid, Emaar Beachfront and Downtown Dubai as the waterfront and city-centre options. The smallest unit in the list is 607 sq ft, in Park Lane in Dubai Hills Estate.
For a side by side look at the communities as places to live, see our comparison of Emaar communities.
Emaar does not publish a single count of its completed buildings that we can verify, and the number changes with every launch and handover. What we can count is the live off-plan list: 121 Emaar projects as of 2 November 2026, on top of the finished towers and villa clusters in Downtown Dubai, Dubai Marina, Arabian Ranches, Emirates Living and Dubai Hills Estate. If you want a specific finished building, the community pages above list them with Dubai Land Department sold prices.
The steps are the same for most Dubai off-plan developers. Emaar's own sales pages and the Dubai Land Department (DLD) set the rules. Always confirm the details of a specific project in writing.
The DLD explains project registration, escrow and initial sale registration on its frequently asked questions page. For project launches, floor plans and community maps, use Emaar's own website.
The choice is mainly between certainty and timing.
In a completed building you can see the unit, the views, the neighbours and the service charge bills. You can often move in or rent it out quickly. You pay for that certainty, and the choice of units is limited to what owners are selling.
You pay in stages, often start with a smaller upfront sum, and can pick from a full release of units, including better floors and views. In return you wait for handover and accept that the final result will differ slightly from the brochure. Construction timelines can move, so avoid planning your life around one date.
A sensible approach is to price the same type of unit in a finished building in the same community and compare it with the off-plan price. The gap tells you what you are paying for newness and for the payment plan.
Emaar is not the only developer that builds whole communities. The table below is a neutral guide to where each of the largest developers is known to build. It is not a ranking.
| Developer | Flagship communities | Typical home types |
|---|---|---|
| Emaar | Downtown Dubai, Dubai Marina, Dubai Hills Estate, Dubai Creek Harbour | Apartments, townhouses and villas |
| Nakheel | Palm Jumeirah, Palm Jebel Ali, Dubai Islands | Apartments, villas and townhouses |
| DAMAC | DAMAC Hills, DAMAC Hills 2, DAMAC Lagoons | Apartments, townhouses and villas |
| Sobha | Sobha Hartland | Apartments and villas |
| Meraas | City Walk, Bluewaters Island | Apartments and townhouses |
The practical point is that you rarely compare developers in the abstract. You compare a specific building with a specific neighbour. A unit in Dubai Hills Estate competes with other Dubai Hills units, whoever built them, and the community and the unit usually matter more than the developer's name.
In a phase that is barely started you live next to construction for years. In a finished phase you pay more, but you can see what you are buying. Ask what else is planned beside your building.
Service charges differ by community and building, and many buyers underestimate them. Ask for the current rate per sq ft for a comparable finished building, since the new one will not have a track record.
Where a master plan releases several towers of similar apartments, they compete with each other at resale. With 32 Emaar projects in Dubai Creek Harbour and 29 in Dubai Hills Estate on our list alone, count how many comparable units are being built or listed in the same community before you choose.
Decide early whether you will live in the unit, rent it out or resell it. That decides whether you want a villa in The Valley, an apartment in Dubai Creek Harbour or something closer to the centre in Downtown. If you are unsure, our community pages above show the buildings side by side, and the list below shows every Emaar project we currently hold.
Tell us the size and budget you have in mind. We will come back with what is available now, the developer's current terms, and comparable projects if this one does not fit.
