About The S at Sobha Hartland 2

The S at Sobha Hartland 2 is an off-plan development by Sobha in Downtown Dubai, Dubai. Entry price is AED 23,472,332.

The S at Sobha Hartland 2 is an ultra-prime tower by Sobha Realty, delivering just 105 residences across seventy floors in the exclusive Sobha Hartland 2 community. The layout is deliberately rarefied: two apartments per floor on the lower levels and a single residence per floor higher up, ensuring maximum privacy. The collection spans four- and five-bedroom apartments and six-bedroom penthouses, all set within a minimalist, triangular tower with 270-degree views.

Everything about The S is engineered for status and space. Panoramic views take in Downtown Dubai, the community's lagoons and the Ras Al Khor Wildlife Sanctuary, while ceiling heights reach up to four metres and floor-to-ceiling windows flood interiors with light. Finishes use natural materials including porcelain tiles and reconstituted stone, and kitchens are equipped with Miele appliances. Residents share a three-level podium with swimming pools, fitness areas, a wellness club and yoga studio, a spa with cryotherapy chamber, a Zen garden, lounges, children's playgrounds, hobby studios, a library and a coworking space, an amenity set befitting a limited-edition address.

Prices at The S start from around AED 23,472,332 and reach approximately AED 24,132,476, with vast interiors of roughly 5,433 to 5,441 sq ft. Ownership is freehold. The tower is offered on a single instalment plan with no post-handover component, so payments follow construction milestones through to completion. As Sobha Hartland 2 lies within Dubai, buyers should budget for the 4% Dubai Land Department registration fee in addition to the price. At this value, purchasers comfortably exceed the AED 2 million threshold and may qualify for the UAE Golden Visa, adding long-term residency to a trophy acquisition.

Sobha Hartland 2 is a 74-acre master community designed to be entirely self-contained, with an international school, kindergarten, clinic, police station and mall all within its boundaries. Residents swim in several artificial lagoons and pools rather than travelling to the coast, and enjoy gyms, yoga and barbecue areas plus a private clubhouse. The green landscaping is a defining feature: mature deciduous trees, grown in Sobha's own nurseries, provide shade and cooler air, while pedestrian routes, running and cycling paths and a dedicated pet park thread through the community. Access is controlled, with passes issued only to owners and long-term tenants, reinforcing the sense of security and exclusivity. Downtown Dubai, The Dubai Mall and Burj Khalifa are around fifteen minutes away, with Ras Al Khor Wildlife Sanctuary just five minutes.

The S is aimed at ultra-high-net-worth buyers and collectors of landmark real estate who want scarcity, privacy and views in equal measure. With only 105 residences, four-metre ceilings, Miele kitchens and a controlled-access, tree-lined community, it sits firmly in the branded, limited-edition tier of Dubai's luxury market. About Sobha

Sobha

Sobha Realty is unusual among Dubai developers in that it builds its own projects. Most developers appoint a main contractor; Sobha keeps design, engineering and construction in house. Whether that shows up in the finish is a judgement, but it does mean the company controls its own programme rather than depending on a third party to hold it.

What do they build?

Apartments and villas at the upper-middle of the market, concentrated heavily in its own master community rather than scattered across the city. We are currently marketing 22 completed Sobha properties from AED 64,900.

Where do they build?

  • Mohammed Bin Rashid City: 21 properties
  • Jebel Ali: 1 property

Sobha Hartland, inside Mohammed Bin Rashid City, is where most of their Dubai work sits. It is a waterfront community on the creek with a good school provision and a genuine amount of green space, which is why it holds families rather than only investors.

What should you check before buying?

  • Which part of Hartland. The community spans several very different price points and outlooks, and "Sobha Hartland" on a listing tells you less than you would think.
  • Service charge for the specific building. Towers with full leisure provision sit well above the villa plots.
  • What is planned on the plots around you. Parts of MBR City are still filling in, and a view across an empty plot is temporary.
  • Road access at rush hour. The location is genuinely central, but the routes in and out funnel.

Are they a safe developer to buy from?

Yes, on the record they have in Dubai. In house construction removes one common source of delay, though it does not remove them all. The more useful question here is not whether the building completes but whether you are buying the right part of a large community, and that is worth twenty minutes before you commit.
