Al Baraha

Al Baraha is a residential district in Deira, next to Dubai Hospital and a short distance from the creek. It is a compact, established area of apartment blocks and older villas, and much of its rental demand comes from the hospital on its doorstep.

It is a working central neighbourhood rather than a marketed community, with shops and clinics at street level and buildings of widely varying ages.

Who does Al Baraha suit?

Healthcare staff at Dubai Hospital and the surrounding clinics, and anyone working in Deira, Al Khaleej Road or Port Saeed who wants to be central at a modest rent. It also draws long term residents who have been in the area for years.

It suits people wanting amenities, new build stock or freehold ownership less well.

What is nearby?

• Dubai Hospital and a cluster of clinics and pharmacies, which shape the area's daily rhythm.
• Groceries, bakeries, laundries and restaurants within walking distance.
• Al Khaleej Road and the creek, with Al Mamzar beach park a short drive north.
• Green line metro at Al Baraha's edge via Palm Deira and Al Ras, plus dense bus routes.
• Deira, Abu Hail and Hor Al Anz as neighbours.

What should you check before renting?

• The specific building, its age, lifts and management, which vary a great deal here.
• Parking, which is limited and made tighter by hospital visitors.
• Noise, if the flat faces a hospital access route or a main road.
• Air conditioning and plumbing, the items that cause the most trouble in older Deira blocks.

Can you buy here?

Freehold stock is very limited in this district, so it is primarily a rental market. Buyers who want to be near the creek with ownership available usually look at Al Jaddaf, Culture Village or Dubai Creek Harbour.
