Hor Al Anz

Hor Al Anz is a dense apartment district in Deira, on the northern side of the creek near Abu Hail. It is one of the most affordable central places to rent in Dubai, and one of the most walkable.

It splits into Hor Al Anz and Hor Al Anz East, and both are established residential areas of low and mid rise blocks with shops at street level, not master planned communities.

Who does Hor Al Anz suit?

People working in Deira, Port Saeed, the airport or across in Sharjah, who want to be central and spend less on rent. It has a large long term resident population and everything you need day to day within walking distance, which is rare in Dubai.

It suits buyers less well: this is a leasehold rental district, so almost all enquiries here are from tenants.

What is it like day to day?

• Genuinely walkable, with groceries, bakeries, pharmacies, laundries and restaurants at street level.
• Abu Hail and Al Qiyadah metro stations on the green line, plus dense bus routes.
• Al Mamzar beach park and the corniche a short drive north.
• Established schools in the surrounding Deira districts. Confirm current places directly.
• Deira, Abu Hail and Al Nahda as immediate neighbours.

What should you check before renting?

• The specific building, since age and management vary enormously within a few streets and matter more than the address.
• Parking, the most common complaint in this part of Dubai and rarely guaranteed.
• Noise, if the flat faces a main road or a busy retail run.
• Air conditioning age, which on older blocks decides both comfort and cost.

Can you buy here?

Not generally, as freehold stock is very limited on this side of the creek. Investors who like the centrality and the rental demand usually end up comparing Al Jaddaf, Culture Village or Business Bay, where ownership is straightforward.
