Culture Village

About Culture Village

Culture Village, also known as Dubai Culture Village or Jaddaf Waterfront, is a Dubai Properties waterfront community on the western bank of Dubai Creek in Al Jaddaf, between Al Garhoud Bridge and the Business Bay Crossing. It is a mixed-use district of apartment towers, hotel and serviced residences, promenades and retail, planned around art and culture and the creek.

It is best known for D1 Tower and Palazzo Versace Dubai, the two buildings that started the project, and for being a creekside address that is close to Downtown Dubai, the airport and Dubai Festival City. This guide covers where it is, what is there, how to get around, the homes on offer and the checks worth making before you rent or buy.

Where is Culture Village?

Culture Village is in Al Jaddaf, an old district on the Bur Dubai side of the creek. The creek is on its eastern edge, Al Khail Road and Sheikh Rashid Road are the main roads behind it, and the neighbouring districts are Al Garhoud to the north, Dubai Healthcare City to the south and Business Bay beyond the Business Bay Crossing. Across the water are Dubai Festival City and Dubai Creek Harbour.

What is Culture Village known for?

The idea behind Culture Village, launched by Dubai Properties in 2006, was a creekside district for the arts, with galleries, studios and promenades beside the water. What has been completed is mostly residential and hotel buildings along the creek frontage, with other plots still to come or released in phases. D1 Tower and Palazzo Versace Dubai, finished in 2017, are the landmarks people mean when they search for the area.

Smaller apartment buildings from several developers sit around them, and the neighbouring Al Jaddaf district has added a number of new residential launches. The result is a quiet, partly built waterfront where views and building quality differ a lot from one tower to the next.

Things to do and places near Culture Village

On the creek

  • The creekside promenade: a waterfront walking and jogging route along Culture Village and Jaddaf Waterfront, with views across to Dubai Festival City.
  • Jaddaf Marine Station: the RTA marine station opened in 2016, with an air conditioned abra service across the creek to Dubai Festival City. See rta.ae for current routes and fares.
  • Dubai Creek: the historic waterway itself, which you can follow by abra towards the old souks of Bur Dubai and Deira.

Shopping and dining nearby

  • Dubai Festival City Mall: across the creek, one of the larger malls in this part of Dubai. See our Dubai Festival City guide.

Homes in Culture Village

Culture Village is overwhelmingly a district of apartments, hotel apartments and serviced residences, in towers rather than low rise streets.

Apartments

D1 Tower and the smaller buildings around it offer studios to larger apartments, many with creek or skyline views. Palazzo Versace Dubai combines hotel and branded residences, which means a higher level of service and finishing than the neighbouring blocks.

Serviced and hotel apartments

Some buildings are run as hotel style residences, with housekeeping and a front desk. If a flat is in such a building, ask who runs it and what the service charge covers.

Villas and townhouses

Villas are not the main stock here, which is why "Culture Village villas for sale" has few good answers. People who want a villa with a garden usually compare larger communities such as Mirdif and Dubai Hills Estate. If you need a house, tell us your budget and bedrooms and we will point you to the better matches.

New launches nearby

Al Jaddaf next door has a steady flow of new apartment projects. Browse them on our off-plan Al Jaddaf page or see the apartments for rent and sale in Al Jaddaf.

How do you get to and from Culture Village?

The Al Jaddaf station on the Dubai Metro Green Line is the closest, and it opened in 2014 as one of the last two stations on that line. Creek station is the next stop towards Dubai Creek Harbour. From the Green Line you can change to the Red Line at BurJuman or Union.

By road, Al Khail Road and Sheikh Rashid Road link Culture Village to Downtown Dubai, Business Bay and the airport. Peak hour traffic on the Garhoud and Business Bay crossings is heavy, so test your commute. The abra from Jaddaf Marine Station is a pleasant way to reach Dubai Festival City.

Culture Village and Al Jaddaf: how the names fit together

People use several names for the same stretch of creek. Culture Village is the original Dubai Properties master plan. The development is also marketed as Jaddaf Waterfront, and Al Jaddaf is the wider district around both. Other developers have built in Al Jaddaf outside the Dubai Properties plots, so a listing that says "Al Jaddaf" may be a few streets from the creek. Always check the building name and the exact distance to the water and to the metro station, rather than relying on the area label in an advert.

A typical day in Culture Village

The mornings are calm: commuters leave by car or walk to the metro, and joggers use the promenade before the heat builds. During the day the district is quiet, and in the evening the creek frontage is the main draw, with residents walking along the water or crossing by abra to Dubai Festival City. Because the community is still partly under construction, noise from building sites can be part of daily life in some blocks. Ask the landlord or the agent which plots are still active near the flat you are viewing.

For groceries, residents use the supermarkets in the towers and along Al Jaddaf, with bigger shops at Dubai Festival City across the creek. Schools and nurseries are spread through Al Jaddaf, Al Garhoud and nearby districts, so check places and ratings on the KHDA site and your commute before choosing a home by school.

Is Culture Village a good place to live?

  • Good for: people who want a creekside address, a quiet setting close to Downtown and the airport, and a metro line within reach.
  • Less good for: people who need a busy high street on the doorstep, or who want to walk to everything.

What should you check before renting or buying?

  • The building, its age, management and condition, since the district mixes new and older towers.
  • The walk to the metro, done at your commute time, because Al Jaddaf station is not next to every tower.
  • Service charges, in writing per square foot. Our service charge guide explains how to judge them.
  • What is still being built, since open plots affect views, noise and the promenade.
  • Parking, which our parking guide covers.
