Al Wasl, Dubai: where it is and what it offers

Al Wasl is an established residential area in central Dubai, between Jumeirah to the north and the Business Bay side of Sheikh Zayed Road to the south. It is mostly villas, villa compounds and low rise apartment buildings, close to the beach roads, City Walk and Downtown. This guide covers where Al Wasl is, what you can buy or rent, and how it differs from the developer called Wasl. For the longer read, see Al Wasl: where it is and what is there.

Where is Al Wasl in Dubai?

Al Wasl lies parallel to Sheikh Zayed Road, with Jumeirah to the north, Al Safa to the west, Al Satwa to the east and Business Bay to the south. Al Wasl or Wasl Properties: what is the difference?

Al Wasl is a place. Wasl Properties is a Dubai developer and landlord, and its projects are spread across the city, not only here. Searches for "wasl dubai", "wasl real estate" or "wasl properties" often mean the developer. Searches for "al wasl property management" can mean either, so check which building and which manager you are dealing with. If you own in Al Wasl and want a managing agent, see our property management service.

Who does Al Wasl suit?

People who want a central address and to be close to the beach without paying Jumeirah beachfront prices, and who prefer an established neighbourhood to a new development. It works for families because of the schools nearby. It is a lifestyle choice more than a quick resale play, as the stock turns over slowly.

What to check before you commit

  • The age of the property, and when the air conditioning and roof were last done.
  • Freehold status. It is not uniform in this part of Dubai, so confirm what you would actually own.
  • What is planned on the plot behind you, since older plots are sometimes redeveloped.
