Al Wasl: Where It Is and What Is There

Al Wasl sits between Jumeirah and Al Safa, inland from the beach roads and just north of Sheikh Zayed Road. It is one of the older established residential districts in central Dubai, and one of the least written about, which is why so much of what you find online about it is vague.

Where it is

Al Wasl Road gives the area its name and runs roughly parallel to the coast, connecting Jumeirah to Al Safa and on towards Al Quoz. You are minutes from the beach in one direction and from Downtown and DIFC in the other, with the Dubai Water Canal cutting through the southern end.

Note that Al Wasl the area and wasl the developer are different things. Wasl Properties is a Dubai developer, and a search for one turns up the other constantly.

What the district is like

Predominantly low rise: villas, small apartment buildings and compounds, with mature landscaping in places. It is quieter than Jumeirah proper and less commercial than Al Satwa next door. There is no gate, no clubhouse and no community pool. What it has is a genuinely central position in an area of the city that was built before the master planned communities existed.

Who it suits

People who want to be central and close to the beach without paying Jumeirah beachfront prices, and who prefer an established neighbourhood to a development. It works for families given the school provision nearby, and it is not a yield play: the stock is older and turns over slowly.

How it compares

  • Against Jumeirah: cheaper, slightly further from the sea, similar character.
  • Against Al Satwa: quieter and more residential, with less street life and higher prices.
  • Against Business Bay or Downtown: older, lower, no tower amenities, and a real neighbourhood rather than a district of buildings.

What to check

  • The specific property and its age. In an established district this matters more than the area. Ask when the air conditioning and roofing were last done.
  • Freehold status, which is not uniform in this part of Dubai. Confirm what you would actually own.
  • Whether the plot behind you is spoken for, since infill development does happen here.
  • Noise from Al Wasl Road and Sheikh Zayed Road, which varies sharply street by street. Visit at rush hour.
