Tell us what you are looking forWadi Al Safa 3 is a residential district inside Dubailand, on the Sheikh Mohammed Bin Zayed Road side of the city. It is one of several numbered Wadi Al Safa districts, and it is the one that has recently been given its own road entrance from the highway.
Wadi Al Safa 3 is an official Dubai district name, and it sits within the large inland area known as Dubailand. It lies next to Sheikh Mohammed Bin Zayed Road (E311). Our page on Dubai Land explains how the wider area is made of many separate projects rather than one community with one developer, and the same is true here: the district name is an address, and the homes inside it come from different developers.
The numbers matter. Wadi Al Safa 3 and Wadi Al Safa 5 are different districts with different projects, even though listings often use "Wadi Al Safa" loosely. Check the district on a title deed or sales contract, not just the marketing name. The neighbouring district, Wadi Al Safa 5, is covered on its own page.
The Roads and Transport Authority (RTA) included Wadi Al Safa 3 in a road scheme announced on 17 November 2024, alongside Nadd Hessa, Al Awir 1 and Al Barsha South. For Wadi Al Safa 3 the RTA describes:
Across the four neighbourhoods the RTA expects access capacity to rise by 50 to 80 per cent, benefiting more than 400,000 residents. These are the authority's own figures for the whole scheme, so read the Wadi Al Safa 3 numbers as that project's design targets, and check current conditions at peak hours yourself.
There is no metro station in the district. Plan around a car, and check bus routes on rta.ae for the building you are considering.
The district is a villa and townhouse address. One named project here is Taormina Village by Reportage Properties, which the developer presents as townhouses and villas with three to five bedrooms in a modern Italian style with private terraces. The developer says Wadi Al Safa 3 is next to Sheikh Mohammed Bin Zayed Road and about 20 minutes' drive from Dubai International Airport. Reportage Properties says it began operating in 2014 and has a portfolio of 35 projects in Abu Dhabi and Dubai.
Because projects here are at different stages, some off-plan and some complete, ask any seller or developer for the project name, the plot, the registered developer and the handover date in writing. Our guide on how to check a developer before buying off-plan lists what to ask for, and handover delays and your rights explains what happens if a date slips.
In the Dubai Government Media Office summary of Dubai Land Department figures for 2025, Wadi Al Safa 3 ranked 8th among Dubai areas by number of real estate transactions and 9th by value of transactions. The release gives rankings only, not counts or prices for this district, so no price per square foot is quoted here. For current pricing, look at sold prices on a project by project basis, and ask the seller for the registered price history of comparable units in the same project. Prices differ between a ready townhouse and an off-plan one, and between a plot that backs onto the highway and one deeper inside the district.
Property here is freehold for buyers of any nationality where the developer has registered it that way, which you can confirm in the sales contract and title. Budget for the Dubai Land Department transfer and registration fees (our fees guide sets them out) and for the service charge. See how to check service charges before you buy. To see projects that are selling now across Dubailand, browse off-plan projects in Dubai Land and off-plan villas in Dubai Land, and confirm the exact district for each one.
