What is Jebel Ali Village?

Jebel Ali Village is a community of townhouses and villas in Jebel Ali, next to Al Furjan and Discovery Gardens. Everything we hold there is a house: townhouses, and larger stand-alone villas.

Can I rent an apartment in Jebel Ali Village?

We have no apartments listed in Jebel Ali Village; the homes we hold there are townhouses and villas. If you want a flat close by, look at Discovery Gardens, The Gardens and Al Furjan, or tell us your budget and we will search for you.

Townhouse or villa?

The townhouses are the more affordable way in, and several come with a maid's room. The villas are stand-alone homes with far more space. Compare the sizes and prices in the table above.

Is Jebel Ali Village a good area to live in?

It suits people who want a house rather than a flat. Our Jebel Ali area guide covers what the wider area is like.

What should I check before I rent or buy?

  • Whether the home is new or recently upgraded, and what the owner will still fix before you move in.
  • Whether there is a maid's room, and whether it counts in the bedroom number.
  • Parking, and whether the garden is private.
  • How many cheques the owner accepts.
  • For a purchase: the handover date if it is not yet complete.

Where is Jebel Ali Village and how do you get there?

The community is in Jebel Ali, in the south-west of Dubai, beside Sheikh Zayed Road (E11) and Ibn Battuta Mall. Property Finder gives these drive times: about 7 minutes to Sheikh Zayed Road, about 15 minutes to the Expo 2020 site and about 20 minutes to Al Maktoum International Airport. Nakheel says Abu Dhabi is about an hour away by road.

Ibn Battuta is also the name of a Dubai Metro station near the mall, but we could not confirm the walking or driving time from each street in the village, so check the exact home you are viewing. Most residents drive. For the wider district see our Jebel Ali area guide and the Jebel Ali community page.

Developer and completion

Nakheel launched villas here in November 2021 and added townhouses in March 2022. Sales began in April 2022 on a plan of 10% on booking, 50% during construction and 40% on handover, according to Property Finder. Listing sites give Q4 2025 as the expected completion. Because developer stock is sold out, homes now reach the market through owners and landlords. More about the developer is on our Nakheel page.

Townhouse and villa sizes

Nakheel's 2022 release gives townhouse sizes of 2,882 to 3,386 sq ft for three and four bedroom homes. Property Finder lists the villa types as follows.

TypeBedroomsBuilt-up area
Townhouse3 and 42,882 to 3,386 sq ft (Nakheel)
Villa44,238 to 5,955 sq ft
Villa54,748 to 6,006 sq ft

The townhouses have a guest suite on the ground floor, a terrace, en-suite bathrooms, built-in wardrobes, a maid's room, a laundry room and a two-car garage. Buyers could choose a light or a dark colour scheme. Sizes on resale listings can differ from the developer's, and some include plot area, so always ask for the title deed size.

Amenities and community

  • Swimming pools, kids' play areas and pocket parks
  • Jogging, cycling and mountain bike tracks and green trails
  • A community farm and ponds
  • Sports zones, including a five-a-side football pitch, padel tennis and basketball courts
  • Jebel Ali Recreation Club, the existing dining, fitness and leisure venue next door

Some of these were planned at launch, so confirm what is open when you visit.

Families who want a gated townhouse or villa with parks and a garage, and tenants who want space at a lower rent than many central villa areas. It is a poorer fit for those who want walkable cafes or a short metro commute.

Pros and cons

  • Pros: gated, green, family-sized homes, quick access to Sheikh Zayed Road, a mall next door.
  • Cons: car dependent, far from Downtown and the airport, little stock for sale, and some amenities were still being delivered in 2025.
