Property in JLT Cluster K

JLT Cluster K is one of the 26 lettered clusters of Jumeirah Lake Towers in Dubai, the freehold community run by DMCC beside Sheikh Zayed Road. Each cluster is a group of towers around a lake, and the official JLT site says every cluster has three towers. Cluster K is known for MBL Residence, the tower named for it on the official JLT pages.

Where is JLT Cluster K?

Cluster K is inside Jumeirah Lake Towers, which sits along Sheikh Zayed Road in New Dubai, directly opposite Dubai Marina and close to Emirates Hills, Jebel Ali and Al Sufouh. Clusters are labelled with letters, A to Z. The JLT map published by DMCC shows the cluster letters between the roads that run through the community, with Almas Tower and the lakes as the main reference points.

Which towers are in Cluster K?

The official JLT pages state that JLT has 87 towers in 26 clusters, with three towers per cluster. The one Cluster K tower that jlt.ae names is MBL Residence, where the community's nursery listing places Chubby Cheeks Nursery in Cluster K. The same official site lists Pawsitive Veterinary Clinic in Cluster K.ae or DMCC page that lists all three Cluster K tower names, so we do not guess them here. When you view a unit, ask for the exact tower name and confirm it against the title deed or the Dubai Land Department record.

What is MBL Residence?

MBL Residence is a residential tower in Cluster K. It also appears in the Dubai Land Department sales data on our Jumeirah Lake Towers community page. Among the most-traded finished buildings there, Mbl Residence recorded 21 sales at AED 1,972 per sq ft (Dubai Land Department sales, January to October 2026). That is a median-style figure across all unit sizes, so compare it with the size and floor of a particular apartment rather than treating it as a price for any one home.

What do homes in JLT cost?

Getting around from Cluster K

Two Dubai Metro Red Line stations serve JLT: DMCC Station, formerly JLT Station, and Sobha Realty Station, formerly Dubai Marina. JLT Link, an electric community bus service, connects the district. Every residential and commercial tower has designated parking for residents and tenants, and paid public parking is available around the clusters. Check the walking distance from a specific tower to the nearest station before you commit, because JLT is large and the walk varies by cluster.

Living in Cluster K

• A 24x7 Service Centre run by Concordia handles security, maintenance and community requests across JLT.
• JLT Park and the lakeside tracks are used for walking, jogging and cycling, and the community runs events through the year.
• Cluster K has a nursery at MBL Residence, which helps families with young children. There are no schools inside JLT itself.
• Dining, supermarkets and pharmacies are within the district, and BAY360, a new hub by DMCC and Sweid and Sweid, is anchored by a flagship supermarket and waterfront dining.

Buying or renting in JLT clusters

JLT is a freehold area, so foreign buyers can own property here. • Which lake or road does the unit face, and how loud is it at night?
• How far is the walk to a Dubai Metro Red Line station?

JLT towers vary widely in age, finish and management, so two apartments in the same cluster can be very different homes. Viewing at the time of day you would be at home shows you the traffic, noise and light you will live with.
