Al Kifaf: The Quiet Bit Between Downtown and Bur Dubai

Al Kifaf is a small district beside Zabeel Park, between Downtown and Bur Dubai, and one of the more interesting places in central Dubai precisely because so few people have heard of it.

Where it is and why that matters

Wedged between Zabeel, Al Karama and the park, with two metro lines close by and Downtown a few minutes north. It is genuinely central, and unlike Downtown or Business Bay it is next to a large public park rather than a construction site.

The park is the point. Central Dubai has very little green space that is not part of a private community, and Al Kifaf has one of the biggest on its doorstep.

What is there

Newer residential towers, including the Park Gate development, alongside older Karama style blocks. The stock is mid market rather than luxury, which for a location this central is unusual and is the reason to look.

Who it suits

People who work in Downtown, DIFC or Bur Dubai and want to be central without Downtown prices, and who would rather be next to a park than a mall. Metro access makes it workable without a car, which is rare in Dubai.

It is not a family community in the master planned sense. There is no clubhouse and no community pool beyond what individual buildings provide.

What to check

• Which building, and how new. The range here runs from recent towers to considerably older blocks, at very different standards.
• Whether the park view is protected, which is the main premium in the area and worth confirming.
• Service charges for the specific building.
• Road noise, which varies sharply depending on which side of the district you are on.
• Freehold status, which is not uniform in this part of Dubai.
