Burj Crown is an Emaar tower finished in 2023, and it is one of several Downtown Dubai towers that people compare before they rent or buy. The towers differ in age, view, size and what kind of building they are: Downtown Views, Burj Vista, Burj Views and Burj Crown are homes, while Boulevard Plaza Towers are offices. This guide sets them side by side using Dubai Land Department sales data and our own listings, as of November 2026.
The towers below are the most searched in Downtown, and they are all Emaar projects. We leave out floor counts and unit numbers, because published figures for the same tower often disagree. Check the title deed or the developer's own site for the tower you want. For the district itself, see our Downtown Dubai community guide.
| Tower | Type | What stands out |
|---|---|---|
| Burj Crown | Residential, one tower | The newest of the group, completed in 2023, with compact one and two bedroom homes |
| Burj Vista | Residential, two towers | Faces the Burj Khalifa and the Dubai Fountain, with larger two and three bedroom homes |
| Burj Views | Residential, three towers | Older, on the quieter southern side of the Boulevard, studios to larger apartments |
| Downtown Views II | Residential, three towers | The largest scheme, near Sheikh Zayed Road and Business Bay rather than on the Boulevard |
| Boulevard Plaza Towers 1 and 2 | Offices | Not homes; commercial units sharing a podium |
Tower floor counts are the least consistent number in Dubai property, so use the floor of the flat you are looking at, not the height of the tower.
Our Downtown Dubai page shows 1,732 home sales registered with the Dubai Land Department between 2 January and 27 October 2026, at a typical AED 2,838 per sq ft. By size, typical prices were:
| Home | Sales in 2026 | Typical price (AED) | Typical size (sq ft) |
|---|---|---|---|
| Studio | 129 | 1,400,000 | 495 |
| 1 bedroom | 616 | 2,200,000 | 873 |
| 2 bedrooms | 696 | 3,850,000 | 1,362 |
| 3 bedrooms | 221 | 7,060,000 | 2,037 |
"Typical" is the median: half of the sales were above it and half below. The most traded finished buildings on our page were Burj Khalifa Towers (81 sales), Imperial Avenue, The Address Dubai Opera and Burj Crown (46 sales, AED 2,700 per sq ft), with 29 Boulevard and Act One | Act Two at 45 sales each. Price per sq ft varies a lot between buildings, from about AED 2,173 at 29 Boulevard to AED 3,367 at The Address Dubai Opera.
Burj Crown is the newest of the group and is among the most traded finished buildings in Downtown this year. Its homes are compact: one bedrooms are smaller than in older towers such as Burj Vista. The district's metro station, Burj Khalifa and Dubai Mall, is close by car, but check the walk on foot, as it is not a short stroll in July. Before you commit, ask for recent registered sales or rents for the same size and floor, since view and floor change the price more than the building name does.
Burj Vista is two towers facing the Burj Khalifa and the Dubai Fountain. It suits buyers who want larger two and three bedroom homes close to the Boulevard. Ask what the service charge covers, because some towers include central air conditioning and others bill it separately.
Downtown Views II is a bigger scheme of three towers, near Sheikh Zayed Road and Business Bay rather than on the Boulevard. It offers a mix of one, two and three bedroom layouts. Our Downtown Views II page has the building guide. If you see a listing for "Downtown Views I", confirm which phase and which tower it is in, because prices and floor plans differ.
The first phase is the earlier, smaller tower, and phase two is the larger later expansion of three towers. Confirm the exact tower on the title deed or the sales agreement before you rely on any listing.
Burj Views is three towers that came in the late 2000s, offering studios up to larger apartments. The towers face the lake, canal and Burj Park side of the district, and construction on nearby plots can change a view over time, so check what is planned beside the tower. Because it is older, it usually suits a buyer or tenant who values size and amenities over a new finish. Ask whether unit air conditioning is billed on top of the service charge.
No. Boulevard Plaza Towers 1 and 2 are office towers sharing a podium. If you are searching for a flat, look at the residential towers above. If you need an office with a Burj Khalifa view, ask for a unit-level price, because views raise the rent.
The Burj Khalifa is 828 m tall and holds residences. Our Downtown page shows Burj Khalifa Towers as the most traded finished building in 2026, at a typical AED 2,883 per sq ft. The Opera District, Dubai Mall residences and the Boulevard are closer to the mall and the restaurants. Our pages on the Burj Khalifa area and Opera District explain the difference. Burj Khalifa-facing towers cost more per square foot than towers that look at the road or the canal, so price the view as a line item.
Downtown's typical price per sq ft was AED 2,838 in 2026 sales; Business Bay's was AED 2,361, with a typical one bedroom at AED 1,995,000 against Downtown's AED 2,200,000. Both figures come from Dubai Land Department sales on our area pages (2 January to 27 October 2026). Business Bay also has a much higher share of off-plan sales (51% against 24%), so the stock being sold is not the same.
Listings we showed on our Downtown page in November 2026 included:
| TRPE listing | Home | Size (sq ft) | Annual rent or price (AED) |
|---|---|---|---|
| 29 Burj Boulevard | 1 bed, rent | 799 | 120,000 |
| Elite Downtown Residences 2 | 1 bed, rent, furnished | 1,092 | 110,000 |
| Imperial Avenue | 2 bed, rent | 1,281 | 200,000 |
| Kempinski Central Avenue | Studio, rent, furnished | 604 | 140,000 |
| One Residence | 2 bed, sale | 1,027 | 2,500,000 |
| The Address Residence Fountain Views | 2 bed plus study, sale | 1,495 | 6,600,000 |
These are asking prices on our listings, not registered contracts, and stock changes weekly. The spread comes from floor, view, furnishing and how quickly the owner wants to let or sell.
The towers closest to the Boulevard and Dubai Mall are an easy walk to the Burj Khalifa and Dubai Mall metro station in winter and a harder one in July. If you plan to use the metro daily, test the walk at midday, and ask whether the building has a covered link. The southern towers, such as Burj Views, are further from the station, so check bus options on the RTA website if you do not drive.
