Off-Plan in The Valley: Villas and Plots

The Valley is an Emaar community on the Dubai to Al Ain road, built around villas, townhouses and larger plots rather than apartments. It is a family proposition and a long one: much of it is still being delivered.

What is available off-plan

We do not publish handover dates for these projects, because we do not hold confirmed ones. Developer schedules move between releases, and we would rather get the current one in writing for the project you are actually buying.

Who it suits

Families who want land and are prepared to drive for it. The plots here are larger than you will find at the same price closer in, and the community is quiet in a way the central districts are not. If you need to be near DIFC every morning, this is the wrong community and the drive will wear you down.

Because this is plot and villa stock rather than apartments, the position of the unit matters more than the specification. Ask for the plot plan, check what backs onto you, and establish which phase you are buying into. Buying a house off-plan differs from buying an apartment in ways that are not obvious until you are in it.

What to check before you buy here

• The service charge for that specific building, in writing, not the community average. It is the number most buyers underestimate and it recurs every year.
• What else completes nearby in the same twelve months. Your rent and your resale price are set by the units delivered alongside yours, not by the brochure.
• What the view is actually of, and whether it survives. A park or water view is durable. A view across an empty plot is not.
• The payment plan read as a cash flow, and whether you could carry it if handover slipped by a year.
