Selling a Tenanted Property in Dubai

You can sell a tenanted property in Dubai, and the tenancy carries on afterwards. The buyer inherits the contract, the deposit and the Ejari registration, on the terms already agreed. What changes is who you are selling to.

That last point matters more than most sellers expect. A tenanted property is an investment purchase, so your buyer pool narrows from everyone to investors.

Who will buy it

An investor is buying an income stream, so they will look at the rent, the remaining term and the tenant's payment record more closely than the kitchen. A long lease at a strong rent is an asset in that conversation. A tenancy well below market rent is the opposite, because the buyer cannot simply reset it.

What to prepare before you list

  • The tenancy contract and the Ejari certificate
  • The rent history, including whether cheques have cleared on time
  • The renewal date and any notice already served
  • The service charge position, since that is an owner cost the buyer inherits
  • Access arrangements for viewings, agreed with the tenant rather than assumed

Viewings with a tenant in place

A tenant has a right to quiet enjoyment of the property, so viewings are a matter of cooperation rather than entitlement. Agree reasonable notice in advance, keep appointments grouped, and be realistic: a tenant who feels ambushed can make a property very difficult to sell.

What if the buyer wants it empty?

Vacant possession is a different transaction and needs planning well ahead, because Dubai's notice requirements are specific and time bound. Take proper advice before promising an empty property to a buyer, and never assume a sale shortens a tenancy.

Yes. The sale and the tenancy are separate matters, and the tenancy continues after ownership changes. The buyer takes on the existing contract on its existing terms.

No. A change of owner does not end a tenancy in Dubai. The contract runs to its end date and the new owner inherits it, along with the deposit and the Ejari registration.
Will a tenant reduce what I get for the property?+
It narrows the buyer pool to investors rather than owner occupiers, which can affect both price and time on market. A good tenant on a strong rent can equally be the reason an investor buys.
