Emaar and DAMAC are both large Dubai developers, but they are not the same kind of purchase. On our listings in October 2026, Emaar projects start at AED 1,120,000 and sit mostly in master-planned districts, while DAMAC projects start at AED 531,300 and range from central towers to villa communities. Neither is "better" for every buyer. The right one depends on your budget, location, and how much weight you give to a developer's public reporting.

Our figures are from our own live developer pages on 20 October 2026. The delivery figures are each company's own statements, not independent audits. For Emaar, the source is its 2025 results release. Read our full pages: Emaar developer guide and DAMAC developer guide.
Emaar Properties PJSC is listed on the Dubai Financial Market and reports its results publicly each year. Its 2025 release states a group revenue backlog of AED 155 billion as of 31 December 2025 and says 48 new residential projects were launched by Emaar Development during 2025. It also describes the company as having a track record in delivery. Our longer profile is in the Emaar Properties developer guide.
DAMAC Properties is chaired and owned by Hussain Sajwani. According to Wikipedia, it listed on the Dubai Financial Market in early 2015 and returned to private ownership in 2022. The same source notes that the company struggled in the 2008 financial crisis and was criticised for build quality in its early years. Those are historical points. They are a reason to look at recent handovers rather than the brand alone, which applies equally to any developer.
The practical difference for a buyer is disclosure. A listed company publishes audited results and must announce material events. A private group publishes what it chooses to, such as sales or handover announcements. Neither is a guarantee of quality in your building.
Most buyers search for a community, not a developer. The table shows where each one is best known. Click through for current listings in each area.

Emaar's districts include Dubai Hills Estate, Dubai Creek Harbour and Emaar South, which together make up most of the Emaar projects we list. DAMAC's three master communities work differently: DAMAC Hills is built around a golf course, DAMAC Hills 2 is a larger community of townhouses, villas and apartment clusters, and DAMAC Lagoons is themed on Mediterranean destinations, with clusters such as Ibiza, Marbella and Malta.
Emaar builds apartments, townhouses and villas, plus hotels, offices and malls. Most Emaar projects are buildings inside a master plan where the roads, parks and retail are designed together. DAMAC also builds across the range, with towers in the central districts and villas and townhouses in its large communities. DAMAC is known for partnerships with outside brands, and our DAMAC page lists examples such as Bay by Cavalli.
The table shows Emaar's lowest "from" price by community on our pages in October 2026. These are prices from the developer's current release and move as units sell.
| Emaar community | Projects we list | From (AED) |
|---|---|---|
| Dubai Creek Harbour | 32 | AED 1,161,888 |
| Dubai Hills Estate | 30 | AED 1,300,000 |
| Emaar South | 11 | AED 1,120,000 |
| Downtown Dubai | 7 | AED 2,400,000 |
| The Valley | 5 | AED 3,000,000 |
For DAMAC, our pages show a lowest price of AED 531,300 across 85 projects. We do not publish a community-by-community table for DAMAC here, because the same cluster appears under several phase names. Check the exact phase and unit before you compare. The result is a price gap at the entry level: DAMAC starts lower on our pages, while Emaar's lowest unit is more than twice as high.
Off-plan developers in Dubai commonly split payment into a booking deposit, instalments during construction and a final payment on handover, and some offer post-handover instalments. The exact split differs by project and release, and it changes. We do not quote a percentage for either developer here, because the plan on a specific building is whatever its current sales offer and your contract state. Our guide to Emaar payment plans explains how Emaar structures its plans, and how off-plan payment plans work covers the general model. Ask for the plan in writing and check it against the sale and purchase agreement.
Both companies publish delivery figures, and both are their own statements.
These numbers show scale. They do not show how any one building performed against its original date. Emaar's figure also includes international markets, so the two are not directly comparable. To judge a specific project, compare the handover date printed at purchase with when similar earlier buildings completed. Our guides on how to check a developer before buying off-plan and handover delays and your rights explain how.
Service charges are set per building or community and approved by the regulator, not by the developer brand. We do not have a verified average for either developer, so do not rely on a general claim that one is cheaper. The Dubai Land Department publishes a service charge index where you enter the project name, usage and year to see the approved rate, then multiply by your unit's area. Master communities with golf courses, lagoons and large shared amenities generally carry more to maintain, so compare the actual rate for the exact project. Our explainers cover how to check service charges before you buy and why they vary between buildings.
| If you... | Look first at | Why |
|---|---|---|
| You want a master-planned district with parks, schools and retail designed together | Emaar | Its communities (Dubai Hills, Creek Harbour, Emaar South) are built as whole districts. |
| Your budget is under about AED 1,000,000 | DAMAC (on our pages) | Our DAMAC listings start at AED 531,300, against AED 1,120,000 for Emaar. |
| You want a branded or themed development | DAMAC | DAMAC works with outside brands and themes, such as the Mediterranean-themed Lagoons. |
| You prefer a company listed on a public exchange | Emaar | DAMAC has been private since 2022, so its public reporting is its own announcements. |
| You want a large villa community | Either | Compare The Valley (Emaar) with DAMAC Hills 2 and DAMAC Lagoons on size, price and handover date. |
This table is a starting point, not a recommendation. Many buyers compare one project from each developer on size, price per square foot, handover date and service charge.
You can browse every Emaar and DAMAC project on our developer pages linked above, and see the developers directory to compare others.
Neither is better for every buyer. On our pages in October 2026 Emaar projects start at AED 1,120,000 and are mostly in master-planned districts, while DAMAC starts at AED 531,300 with towers and villa communities. Choose by budget, location, handover date and service charge for the exact project.
On our own listings in October 2026, DAMAC's lowest price is AED 531,300 and Emaar's is AED 1,120,000. That compares entry points only. Compare the same unit type, size and area before deciding which is cheaper in practice.
Emaar Properties is listed on the Dubai Financial Market. DAMAC listed on the same exchange in 2015 and was taken private in 2022, according to Wikipedia.
Emaar states it has delivered over 125,600 residential units in Dubai and other global markets since 2002. DAMAC announced on 4 September 2026 that it had handed over more than 50,000 homes. Both are company statements and cover different scopes.
Service charges are set per building or community and approved by the regulator, not by the developer. Look up the rate for your project on the Dubai Land Department service charge index and compare actual buildings.
Plans vary by project and release for both. Typically they combine a booking deposit, instalments during construction and a final payment, and some include post-handover instalments. Compare the written plan for the exact unit.
Yes, both build in freehold areas where foreigners can own property. Confirm that the specific project is freehold and read the sale and purchase agreement before paying a deposit.
