Emaar South

Emaar South is a master planned golf community inside Dubai South, in the far southwest of the city, next to Al Maktoum International airport and a short drive from Expo City. It is one of the newest large communities in Dubai and still filling in.

The plan is built around an 18 hole championship golf course, with villas and townhouses on the fairways and apartment buildings closer to the community centre. Because it is new, a good part of what changes hands here is off plan or recently handed over.

Who does Emaar South suit?

People whose work is in the southern corridor: Al Maktoum airport, the Dubai South logistics and aviation district, Jebel Ali port and the free zone. For them the commute is short and runs against the main traffic. It also suits buyers who want a new build villa or townhouse with a garden at a lower entry point than the established golf communities closer to town.

It suits daily Downtown, DIFC or Deira commuters poorly. That is a long drive each way and no metro reaches the community yet.

• The community's own golf course and clubhouse.
• Al Maktoum International airport, minutes away, which is the long term growth story for the whole district.
• Expo City, now a working district in its own right.
• Jebel Ali and the free zone for work, plus Ibn Battuta Mall for retail.
• Schools and clinics inside Dubai South. Confirm current places and openings directly, as the district is still adding facilities.

What should you check before you commit?

• Which phase you are buying into, and what is actually built and occupied around it today rather than on the masterplan.
• Handover dates on anything off plan, and what the payment plan looks like against them.
• Aircraft flight paths, given how close the airport is, and how that reads on the specific plot.
• Service charges, which on a golf community are higher than on a standard one.
• The commute, driven at your real times, not estimated from a map.

Is it a good investment?

The case rests on Al Maktoum airport's expansion and the growth of the southern corridor, so it is a longer horizon than a central apartment. Rental demand today comes largely from aviation and logistics staff. Buying early in a community that is still building means both the upside and the risk of an unfinished neighbourhood.
