Dubai apartments cover an enormous range, so the useful question is not what apartments cost in general but what they cost in the areas that suit you. Here is where our own stock sits, and what to check before you buy one.

Add roughly 6 to 8 percent to the price. That covers the Dubai Land Department transfer fee of 4 percent, trustee office fees, agency commission of 2 percent plus VAT, and mortgage registration if you are borrowing. Then there is the cost of owning it. Service charges are set per square foot per year and vary widely between buildings, so two apartments at the same price can differ by thousands a year to run. Ask for the rate and the approved budget rather than an estimate: see service charges explained.
Yes, in the designated freehold areas, which includes every area listed above. You own the apartment outright and the title deed is issued in your name. Yield generally falls as the price rises. Studios and one bedrooms in Jumeirah Village Circle, Al Jaddaf and Business Bay tend to produce the strongest rental returns, while Dubai Marina and Creek Harbour are bought as much for the address and long term appreciation. If income is your objective, compare the achievable rent against the full purchase cost rather than the headline price, and read what counts as a good rate of return.
Two practical points that decide real returns: the service charge, because it comes straight off your income every year, and whether the building permits short term letting if that is your plan.
Agree the price and sign a Form F with a deposit, the seller obtains the developer's No Objection Certificate, any mortgage is settled, then both parties attend a registration trustee office where the transfer completes and the title deed is issued.
