Al Marjan Island is a group of reclaimed islands in Ras Al Khaimah, not Dubai. That distinction matters before anything else: it is roughly an hour from Dubai Marina, it sits in a different emirate with its own property regulator, and the market behaves differently.

What the area is

Four coral shaped islands extending into the Gulf, developed for tourism and residential use, with hotels, beaches and a growing amount of branded residential stock. It has attracted considerable attention since the announcement of an integrated resort on the island.

Who it suits

Buyers who want beachfront at a lower price per square foot than Dubai's coast, and investors taking a view on Ras Al Khaimah tourism growth. It suits holiday letting better than year round residence for most people, and it does not suit anyone commuting to Dubai daily.

What to check before you buy here

• That you understand it is not Dubai. Registration, fees and the regulator are Ras Al Khaimah's, and Dubai comparables will mislead you on both price and process.
• Short let permissions and any hotel operator agreement, since holiday letting is the usual plan here and it is not automatic.
• What the year round rental market actually is, as distinct from the seasonal one.
• Service charges, which on beachfront and branded stock are high.
• The delivery timeline in writing on anything off-plan.
