Tell us what you are looking forWadi Al Safa 5 is a residential district inside Dubailand, and by transaction count it is one of the busiest areas in Dubai. It is a separate district from Wadi Al Safa 3, with its own projects, so check the number when you read a listing.
Wadi Al Safa 5 is an official Dubai district name within Dubailand, the large inland area south of central Dubai. Our Dubai Land guide explains that Dubailand is an address made up of many separate projects with different developers, not a single community. Wadi Al Safa 5 follows the same pattern: a district name that covers several developments.
Developers sometimes market a project by the name of the larger community around it, so a brochure might say "Dubailand" or a project name, while the Dubai Land Department registers the unit under the district. When you compare homes, ask which district the plot is in.
The named master community in this district is Regent's Park by LEOS Developments, announced in November 2025. LEOS describes it as its first large master planned community, located in Wadi Al Safa 5 within Dubailand, with a gross development value above US$1.36 billion. The first phase, Regent's Park, has over 800 homes: three to four bedroom townhouses and five to seven bedroom villas. LEOS lists padel and tennis courts, yoga studios, cycling tracks, outdoor gyms, children's play areas, swimming pools, a clubhouse, botanical gardens and lagoons among more than 16,000 trees, plus smart home technology and electric vehicle ready garages.
Other developers also sell in the district, and projects appear and complete frequently. Before you rely on a project's location, ask for the plot number and check it against the Dubai Land Department registration, and use our guides on checking a developer before buying off-plan and handover delays and your rights.
Dubai Land Department figures published by the Dubai Government Media Office show how much activity the district sees:
These figures cover every type of property and both sales and other registered transactions, so they say the district is active, not what a particular home costs. Use project level sold prices before you make an offer, and treat any developer's "from" price as a starting point.
Wadi Al Safa 5 is not on a metro line, so most residents drive. The wider Dubailand area is reached by Sheikh Mohammed Bin Zayed Road (E311) and the Dubai to Al Ain Road, and the RTA is improving access in neighbouring Wadi Al Safa 3 with a direct entry from Sheikh Mohammed Bin Zayed Road. Check rta.ae for the bus services that reach the project you are interested in, and drive the route at the hours you would commute before you commit.
If you want a villa or townhouse in Dubailand, the two districts can look similar on a map, but they are registered separately and differ in what is built, in handover dates and in service charges. Our Wadi Al Safa 3 page covers the RTA road entrance and the developer announcements there. To compare with other Dubailand communities that have Dubai Land Department sold price data on our site, see Arabian Ranches 3, DAMAC Hills 2 and Mudon.
Before you pay a deposit, read the sales and purchase agreement for the registered developer, plot, handover date and payment schedule. Budget for the Dubai Land Department transfer and registration fees, explained in our fees guide, and ask for the expected service charge; our service charge checklist helps. You can browse off-plan projects in Dubai Land and off-plan villas in Dubai Land, and confirm the district of each one against the contract.
