Green Community sits inside Dubai Investment Park, west of the city, and is exactly what the name says: low rise, low density and unusually well planted for Dubai. It is a long established family area with a settled, quiet character.

It predates most of new Dubai, which is why the trees are grown and the streets feel established rather than raw.

Who does it suit?

Families who value quiet and greenery over a central address, and people working in Dubai Investment Park, Jebel Ali, Dubai South or around Al Maktoum airport, for whom the commute runs the easy way. It is popular with long term residents who stay for years.

It suits daily Downtown or DIFC commuters poorly. That drive is long and it does not improve at peak times.

• Schools and nurseries in and around Dubai Investment Park. Confirm current places and inspection ratings directly.

• Jebel Ali and Dubai Investment Park as immediate neighbours.

What should you check before committing?

• Which part of the community, since it covers several distinct clusters of very different ages.
• Age and condition of the property, particularly air conditioning and plumbing on the earlier phases.
• Whether maintenance is included in a rental, which is common here and worth real money.
• Proximity to industrial land at the edges of Dubai Investment Park.
• The school run, driven at the time you would actually do it.

Is it a good investment?

It is a rental income area with genuinely durable tenant demand: people working in the western corridor need family housing nearby, and there is not much of this kind of low rise green stock. Capital growth has been steadier and less dramatic than in the headline communities, which cuts both ways.
