Victory Heights

About Victory Heights

Victory Heights is a gated villa and townhouse community inside Dubai Sports City, laid out around the Els Club golf course. It is the family villa neighbourhood in a district otherwise known for apartment towers and stadiums.

The community is built as a set of Mediterranean style villages with the fairways threaded between them, and it has its own primary school beside it, which is the biggest single reason families choose it. It sits in Dubailand on the Sheikh Mohammed Bin Zayed Road (E311) side of the city, within reach of Motor City, Al Barsha and Mall of the Emirates.

Where is Victory Heights?

Victory Heights takes up much of the western part of Dubai Sports City. It is gated and reached from Sheikh Mohammed Bin Zayed Road (E311) and Al Faya Road. Dubai Production City borders it to the west, Motor City to the east and Jumeirah Village Circle to the north.

It is a car based community: there is no metro station inside it, and most residents drive to work, the malls and the beach. Allow for peak hour traffic on the E311 and test your own commute before you commit.

What is Victory Heights known for?

  • The golf course. The Els Club is an 18 hole course designed by Ernie Els, and the villas are arranged around it.
  • The school. Victory Heights Primary School serves children from foundation stage to Year 6 on the British curriculum.
  • The Mediterranean look. Villages with names such as Oliva, Estella and Esmeralda share a Spanish and Mediterranean style of architecture.
  • Family space. Four to six bedroom villas and townhouses with gardens, in a quieter setting than the surrounding apartment districts.

The villages of Victory Heights

Victory Heights is divided into themed villages, and listings usually name the village rather than the community. The names most often used are Oliva, Calida, Estella, Esmeralda, Carmen, Novelia and Morella. They share the same architectural language but differ in plot size, in how close they sit to the golf course and the school, and in whether they have their own pools and play areas.

Marbella Village

Marbella Village is a townhouse development marketed as part of the Victory Heights community, aimed at families who want a smaller footprint than a standalone villa, with private outdoor space. People searching for "Marbella Village Victory Heights" usually want a townhouse here rather than a larger villa. Ask for the exact address and compare it with the villages above, because plot sizes and community charges differ.

Choosing between villages

Walk each village at the time you would use it, for example at the school run or in the evening. Check how far the front door is from the school gate, the golf course, and the community gate, and whether the plot faces the fairway or an internal road.

Things to do in and around Victory Heights

Golf and sport

  • The Els Club. The golf course the community is built around, with a clubhouse and restaurant.
  • Dubai International Cricket Stadium. A large cricket stadium in Dubai Sports City, a short drive away.
  • ICC Academy. The cricket academy and grounds in Dubai Sports City, which host matches and training.
  • Sports academies and courts. Dubai Sports City has football, tennis, padel and other training venues. See the Dubai Sports City guide.

Parks and family time

Schools

  • Victory Heights Primary School, from foundation stage to Year 6, British curriculum.
  • More schools in Dubai Sports City, Motor City and Dubai Production City.

Places, fees and inspection ratings change each year. Check the current rating and availability on khda.gov.ae or with the school.

Are there apartments in Victory Heights?

No. Victory Heights is villas and townhouses only. People searching for "Victory Heights apartments" are usually looking for apartments elsewhere in Dubai Sports City, a short distance away, where the towers are. We can show you apartments in Sports City and the neighbouring communities if that is what you need.

Who does it suit?

Families who want a villa with a garden, a school close by and golf on the doorstep, at a lower cost than Dubai Hills or Arabian Ranches. Sports City, Motor City and Studio City surround it, and Al Barsha and Mall of the Emirates are a reasonable drive.

It is less suitable if you commute daily to DIFC or Downtown, or want restaurants and retail you can walk to.

What can you rent or buy?

TypeCharacter
Villas, four to six bedroomsStandalone and semi detached, in themed villages
Golf facing plotsThe premium positions, priced accordingly
TownhousesSmaller footprint, still with private outdoor space

The community has several hundred homes in total across its villages. Ownership is freehold, and homes are also available to rent. Prices vary widely by village, plot position and condition, so compare homes in the same village and ask for the last registered sale. The Dubai Land Department publishes the official records at dubailand.gov.ae.

What should you check?

  • Which village, and how far it is from the school gate at drop off time.
  • Whether the plot faces the golf course, and what the premium for that actually is.
  • Community charges, which on a gated golf community are higher than on a standard villa community.
  • Cooling and irrigation costs, since gardens here are watered.
  • Condition of the villa, as the community is now well established.

Who rents and buys in Victory Heights?

It is an end user community, and the school beside it gives it a steady base of families, who tend to rent here for years rather than months. For help comparing it with other family villa areas, see the best villa communities for families and our guide to buying a villa. If you rent, our Ejari guide explains the contract.

Getting around from Victory Heights

Victory Heights is a drive-everywhere community. Sheikh Mohammed Bin Zayed Road (E311) gives access to the north and south of the city, and Al Faya Road links to neighbouring Dubailand districts. Mall of the Emirates and Al Barsha are the nearest large retail and metro points for many residents, and the drive to Downtown Dubai or the airport depends heavily on the time of day. Check bus routes and metro links on rta.ae, and drive your own commute at the hours you would travel before you sign a contract.

Day to day in Victory Heights

Life here is organised around the school, the golf course and the garden. Mornings are the school run, which for many families in the nearby villages is a short walk or a two minute drive. Weekends are spent at the Els Club, at the sports academies in Dubai Sports City, or driving to the beach and the malls. Because the community is gated and low density, it is quieter than the apartment districts around it.

What residents trade for that quiet is convenience. There is limited walkable retail inside the villages, so supermarkets, pharmacies and restaurants are a short drive away in Sports City, Motor City or Jumeirah Village Circle. If you work from home or have a driver, this suits you well. If you rely on public transport, it will not.

Renting or buying in Victory Heights: practical steps

  • Renting. Agree the rent and the cheque plan, check what the landlord maintains (air conditioning and the pool are the usual questions), sign the tenancy contract and register it through Ejari. Our tenant guide explains the deposit and the notice rules.
  • Buying. Agree the price, sign the sale agreement and complete the transfer at a Dubai Land Department trust office. Budget for the registration fees explained in our fees guide.
  • Community charges. Ask for the latest service charge statement for the exact village and what it covers.

Viewing checklist for a Victory Heights villa

  • Look at the plot from the street at school drop off time, and again in the evening.
  • Ask the age and service history of the air conditioning units.
  • Check the pool, the pump room and the garden irrigation.
  • Ask whether the villa has been extended, and whether the work has approval.
  • Check where visitors can park inside the village.
