Discovery Gardens vs Dubai Investment Park vs International City

Discovery Gardens, Dubai Investment Park (DIP) and International City are three of Dubai's most affordable apartment areas, but they are not neighbours. Discovery Gardens and DIP are in the south west near Jebel Ali and have metro stations; International City is on the opposite, eastern side of the city and has none. This guide compares prices, transport, building type and who each area suits, using Dubai Land Department sales data from our own area pages as of November 2026.

The sale figures are medians from Dubai Land Department sales registered between 2 January and 27 October 2026, as shown on our Discovery Gardens guide and our International City guide. "Typical" means half of the sales were above it and half below. The two areas look close on a one bedroom, but International City's figure includes off-plan sales (49% of its 2026 sales were off-plan, against none in Discovery Gardens), so the stock being sold is different. DIP mixes apartments, townhouses and villas, which is why we do not give it a single number.

How much does a home cost in each area?

Discovery Gardens: our page shows 351 studio sales at a typical AED 512,000 (about 484 sq ft), 329 one bedroom sales at a typical AED 780,000 (about 912 sq ft) and 145 two bedroom sales at a typical AED 1,250,000 (about 1,405 sq ft). One bedrooms here are large for the price, which is a big part of the appeal.

International City: 942 studio sales at a typical AED 421,441 (about 466 sq ft), 1,210 one bedroom sales at a typical AED 788,573 (about 732 sq ft) and 223 two bedroom sales at a typical AED 1,226,471 (about 1,131 sq ft). Compared with Discovery Gardens, you get less floor area for a similar one bedroom price, partly because newer off-plan buildings are in the mix.

DIP: our page does not show a sold-prices table, so we do not quote a price. Check the Dubai Investment Park page for what we currently hold, and compare like with like: an apartment against an apartment, a townhouse against a townhouse.

We do not quote rents here. Rents differ widely from building to building, and the only reliable comparison is the recorded rent for the same size in the same building. Our studio cost guide explains the bills you pay on top of rent.

Which has the best metro and transport?

Discovery Gardens has the metro on its edge. Our community page notes that the area has its own metro station and that Ibn Battuta Mall sits immediately beside it. The stations are on the Red Line Route 2020 branch, which links the south west to Dubai Marina, Jebel Ali and Expo City. How far your building is from the station matters more than the community name, so walk the real distance.

DIP also sits on Route 2020, with a station serving the Green Community area. Outside that pocket the park is large and spread out, so a car or bus is often needed. Check bus routes on the RTA website before you commit, as services change.

International City has no metro station today. The RTA has planned the Blue Line, which is meant to serve the area, but opening dates move, so check the RTA for the current schedule. Most residents rely on a car or buses to nearby stations.

What is the difference between DIP 1, DIP 2 and Green Community West?

DIP is split into Dubai Investment Park 1 in the west and Dubai Investment Park 2 in the east. The Green Community neighbourhoods (including Green Community West) sit in DIP 1 and are the best known residential pocket, mostly low-rise apartments, townhouses and villas with landscaped, family-friendly streets. Dunes Village sits in DIP 2. Most people searching "DIP 1" or "Green Community West" are looking at this area, and it is where the metro station is.

Because the park is a business and industrial zone as well as a residential one, the feel changes block by block. Visit at different times of day and check what is next door before you decide.

What is Discovery Gardens like to live in?

Discovery Gardens was developed by Nakheel and is a low-rise community, mostly walk-up blocks of about six floors, laid out in themed clusters: Mediterranean, Mogul, Zen, Cactus, Contemporary and Narcissus among them. The clusters differ in layout and planting rather than in build quality. People looking for "discovery gardens street 8" or a "discovery garden building" are usually asking about a specific block, so check the cluster, the floor and the distance to the metro. Many blocks are walk-ups, parking is not guaranteed with every unit and chilled water is billed separately in some buildings. Our Discovery Gardens guide lists what to check.

Most stock is studios and one bedrooms, so the area suits singles, couples and sharers more than large families. Schools and nurseries are mostly in surrounding communities such as Al Furjan and The Gardens.

What is International City like to live in?

International City is a Nakheel community of low-rise apartment clusters named after countries, such as England, France, Persia and Russia. Our page's most traded finished buildings include International City Emarati, Lawnz Residence by Danube and Classic Apartments, and the most bought off-plan projects include Greenfield by Samana, Longford Residences and Yigo26. That mix of older clusters and new towers is why prices per square foot range so widely between buildings, from about AED 588 to AED 1,283 in the finished buildings listed. Read the International City guide for the detail.

What do annual rents mean per month?

Rents in Dubai are quoted per year, usually paid in one to four cheques. Dividing by twelve shows the real monthly cost. For example, an annual rent of AED 60,000 is AED 5,000 a month, and AED 48,000 is AED 4,000. These are plain divisions to show the method, not market figures.

The spread inside one area is often larger than the gap between areas, so decide whether you want the newer building, the extra space or the lower price, then compare within that group. Add the cost of a car or bus pass if the metro is not walkable. We do not quote a figure for utilities, because they vary by flat and season. Our cost of living guide helps you add it up.

Is it better to buy in Discovery Gardens, DIP or International City?

On Dubai Land Department data for 2026, a typical Discovery Gardens one bedroom sold for about AED 780,000 and a typical International City one bedroom for about AED 788,573, so price alone will not separate them. Look at size (about 912 sq ft against about 732 sq ft), whether the building is ready or off-plan, and the distance to transport. A buyer should ask for the service charge from the Dubai Land Department service charge index, and ask what the flat last sold or rented for. We do not quote a yield, because we have no dated official figure for these three areas.

Which area suits which person?

  • Largest one bedroom for the price, with a metro: Discovery Gardens.
  • More space, townhouses or villas, and a gated family feel: DIP, especially the Green Community.
  • Newer towers on the east side, with a car: International City.
  • Working in Marina, Media City or Jebel Ali: Discovery Gardens or DIP.
  • Working near Dubai Silicon Oasis, Academic City or Mirdif: International City, which is on the eastern side of the city.

What should you check before choosing?

  1. Walk the real distance from the building to the station in midday heat.
  2. Ask about the parking bay and whether guest parking exists.
  3. Ask what is included in the rent: chilled water, internet and utilities.
  4. Compare recorded contracts, not only asking rents, for the same building.
  5. Count the full monthly cost, including commute.
  6. Check the building's condition: air conditioning, bathrooms, lifts if any, and the service charge statement.

When you are ready, browse apartments for rent in Dubai and send us your budget and the metro station you want to be near.
