Palm Jebel Ali or Palm Jumeirah: Which to Buy

Palm Jumeirah is the finished, established island, and Palm Jebel Ali is the new one, still being built and sold off-plan by the same developer, Nakheel. If you want a place that exists today, with hotels, restaurants and a track record, the answer is Palm Jumeirah. If you want to buy into a new waterfront island and can wait years for handover, Palm Jebel Ali is the one to study. This guide compares the two on scale, status, what you can buy, risks and who each suits. Figures are as of October 2026.

The land figures are Nakheel's own, given in different units (560 hectares is 5.6 square kilometres), so Palm Jebel Ali is the larger of the two on paper.

What does Nakheel say Palm Jebel Ali will include?

From Nakheel's announcement of the first villas, the plan for the finished island is:

  • 13.4 square kilometres of land, with seven islands and 16 fronds when complete.
  • About 91 km of beachfront, which Nakheel describes as the longest coastline of any destination in Dubai, with three access points to the island.
  • More than 80 hotels and resorts, with retail and dining, green spaces and smart city transport technology.
  • A first villa release centred on four fronds. The announcement did not give a handover date.

These are Nakheel's plans for the completed island, not a description of what exists today. Treat each as something to ask about in writing, with a date, for the project you are considering.

What are the Coral and Beach villas?

The first villas Nakheel launched on Palm Jebel Ali were Coral villas and Beach villas, each offered in eight styles. Nakheel's announcement describes floor-to-ceiling windows and private beach views. Its media centre also lists a later release of a limited collection of 44 beachfront villas on Frond F. On our site, Palm Jebel Ali Villas lists a 7,316 sq ft unit from AED 21,000,000. Ask for the exact plot, frond, specification and handover clause for any villa you consider.

Where are the two islands?

Palm Jumeirah sits off the Jumeirah coast, close to Dubai Marina and Al Sufouh. Palm Jebel Ali is at the southern end of the city, near the port and the free zone, about 25 km from Palm Jumeirah according to our Palm Jebel Ali guide. Nakheel says Palm Jebel Ali will have three access points to the island. Distance matters for work, schools and airports, so check journey times at the hours you would travel before deciding. Travel on Palm Jebel Ali will change as roads and transport are built.

Which is the better investment?

The honest answer is that they carry different risks. Palm Jumeirah has a record you can look up: sales, rents and a settled community. Palm Jebel Ali offers an earlier entry into a new island, but its surroundings, services and neighbours arrive over years, and the price you pay today includes that wait. Our Palm Jebel Ali guide sets out the same case in more detail. Read whether off-plan property in Dubai is a good investment before you commit to the newer island.

What can you buy on Palm Jebel Ali?

Nakheel's first villas on the island launched in September 2023, as Coral and Beach villas in eight styles each. On our site, the off-plan projects currently listed are:

We do not publish handover dates for these projects because we do not hold confirmed ones. There is no resale stock on Palm Jebel Ali. Read the Palm Jebel Ali community guide for the area overview.

What can you buy on Palm Jumeirah?

Palm Jumeirah has apartments on the trunk and crescent, and villas on the fronds. It includes hotels, restaurants and retail. New projects continue to launch. Our Palm Jumeirah off-plan page lists those currently selling, with entry prices from AED 3,752,067, including The Palm Tower by Nakheel. See the Palm Jumeirah community page for the area guide and current stock. If you are comparing the Palm with other waterfront options, read Dubai Islands or Palm Jumeirah and Bluewaters or Palm Jumeirah.

How is Palm Jumeirah laid out?

Palm Jumeirah has three parts: the trunk, the crescent and the fronds. Nakheel says the island stretches five kilometres into the Arabian Gulf, covers 560 hectares and is home to about 25,000 people. Our community page describes apartments in high-rise buildings on the trunk, signature residences and villas along the fronds, hotels including Atlantis The Palm, FIVE Palm Jumeirah and One&Only Royal Mirage, and Nakheel Mall with more than 300 stores. In practice, the frond you choose changes the experience: a villa on a frond has a different outlook, privacy and price from an apartment on the trunk.

What are the risks on each island?

  • Palm Jebel Ali: delay, change to plans, a long wait before the neighbourhood exists, and a plan to carry instalments for years. Read off-plan handover delays and your rights.
  • Palm Jumeirah: high entry prices, building-specific service charges and, for apartments, many similar units for sale at once.
  • Both: prices can fall as well as rise, and past results do not predict future ones.

What should you ask before you buy?

On Palm Jebel Ali

  1. Which frond or building is the unit in, and what is planned around it?
  2. What is the handover date in the contract, and what happens if it is missed?
  3. Is the project registered with the Dubai Land Department and does it have an escrow account?
  4. What is the payment plan, and how much cash do you need through to handover?
  5. What is the estimated service charge?
  6. Which amenities are promised, and which are built or funded?
  7. How would you sell before handover, if the contract allows it?

On Palm Jumeirah

  1. Which part of the island is the unit on, and what does it face?
  2. What is the building's age, and what major works are planned?
  3. What is the service charge, and how has it changed over two years?
  4. What rent do similar units achieve, and does the building allow short stays?
  5. For a villa, what is on the plot, and what condition is it in?
  6. For an off-plan unit, the same registration, escrow and handover questions apply.

What does it cost to buy on either Palm?

The Dubai Land Department charges 4% of the sale value to register a resale, plus fixed charges, and a trustee fee of AED 4,000 plus VAT for values of AED 500,000 or above. On an off-plan purchase from the developer, registration and administration charges apply and agency commission is normally not payable by the buyer, but ask for the full list in writing. Our Dubai Land Department fees guide explains the lines. At these price levels, the 4% alone is a large cash payment, so budget for it separately from the price.

The short answer

Choose Palm Jumeirah if you want to live or let soon, want to see the building and area before buying, or value an established address.

Choose Palm Jebel Ali if you are buying for the long term, can carry a payment plan through to handover, and accept that the surrounding island will take time to appear.

See Nakheel's developer page to see what else it is building. Nakheel's launch details are on its press release on the first Palm Jebel Ali villas.
