Apartments for Sale in Dubai

Apartments for Sale in Dubai

Apartments for sale through TRPE start at around AED 450,000 for a studio in Jumeirah Village Circle and run to roughly AED 4.5M for a waterfront two bedroom in Dubai Creek Harbour. Prices current as of August 2026.

Dubai apartments cover an enormous range, so the useful question is not what apartments cost in general but what they cost in the areas that suit you. Here is where our own stock sits, and what to check before you buy one.

What does it actually cost to buy an apartment in Dubai?

Add roughly 6 to 8 percent to the price. That covers the Dubai Land Department transfer fee of 4 percent, trustee office fees, agency commission of 2 percent plus VAT, and mortgage registration if you are borrowing. Our guide to Dubai Land Department fees lists the current amounts. The costs people underestimate are the ongoing ones rather than the one off ones.

Then there is the cost of owning it. Service charges are set per square foot per year and vary widely between buildings, so two apartments at the same price can differ by thousands a year to run. Ask for the rate and the approved budget rather than an estimate: see service charges explained.

Can foreigners buy an apartment in Dubai?

Yes, in the designated freehold areas, which includes every area listed above. You own the apartment outright and the title deed is issued in your name. There is no requirement to live in the UAE, and buying can support a residence application above certain values. See buying property in Dubai as a foreigner and residency through property investment.

Which apartments make the best investment?

Yield generally falls as the price rises. Studios and one bedrooms in Jumeirah Village Circle, Al Jaddaf and Business Bay tend to produce the strongest rental returns, while Dubai Marina and Creek Harbour are bought as much for the address and long term appreciation. If income is your objective, compare the achievable rent against the full purchase cost rather than the headline price, and read what counts as a good rate of return.

Two practical points that decide real returns: the service charge, because it comes straight off your income every year, and whether the building permits short term letting if that is your plan.

What should you check before buying an apartment?

  • Service charge per square foot and whether there are arrears on the unit. Arrears block the developer's No Objection Certificate, which stops the transfer entirely.
  • Whether cooling is billed separately by a district provider.
  • Which way the unit faces, and what is planned on the plot next door.
  • Whether the seller has a mortgage, which adds two to four weeks. Settlement is paid to the seller's bank, never to the seller.
  • Whether it is tenanted, and until when, because that decides when you can move in.
  • The age of the building, and when lifts, pumps and chillers were last replaced.

How does buying work, step by step?

Agree the price and sign a Form F with a deposit, the seller obtains the developer's No Objection Certificate, any mortgage is settled, then both parties attend a registration trustee office where the transfer completes and the title deed is issued. It usually takes three to six weeks. Our guide to property transfer sets out the full sequence, and getting a mortgage as an expat covers the finance side.
