Al Sufouh runs along the coast between Dubai Marina and Umm Suqeim, behind Palm Jumeirah, and it is one of the quietest central addresses in Dubai. Low density, largely villas and a small number of high end apartment buildings, with the beach on one side and Sheikh Zayed Road on the other.

What the area is

Established, low rise and unusually green for a coastal district. It holds Madinat Jumeirah, the Knowledge Village and Media City campuses, and a stretch of genuinely quiet beach. What it does not have is the density or the nightlife of the Marina next door, which for most buyers here is the attraction.

Who it suits

Buyers who want a central coastal location without the crowds, and who are prepared to pay for space and quiet. Families are well served by the schools nearby. It is not a yield play: the stock is expensive and the tenant pool is narrower than the Marina's.

What to check before you buy here

• Beach access rights, which differ by building and by plot and are worth confirming rather than assuming.
• Noise from Sheikh Zayed Road, which varies sharply depending on how far back from it you are. Visit at rush hour.
• Service charges on the apartment buildings, which are high.
• Liquidity. Fewer transactions here than in the Marina, so expect a sale to take longer.
