DAMAC Hills 2 is a large DAMAC Properties community in Dubailand, on the southern, inland edge of Dubai along Al Qudra Road. It was launched as Akoya Oxygen and is mostly townhouses and villas in themed clusters, with some apartments. This damac hills 2 guide is for families and buyers who want a house with a garden for less than they would pay closer to the city, and who are happy to drive for everything else.
DAMAC Hills 2 sits in Dubailand. The main road into the community is Al Qudra Road (D63), and the nearby highways that link back to the city are Al Ain Road (E66) and Lehbab Road (E77). Property Finder's community guide (August 2026) says the community spans about 4 million square metres and names Al Qudra Road and Emirates Road as its major roads. Our earlier text for this page put the figure at over 42 million sq ft, which is about 3.9 million square metres, so the two sources agree.
The community is split into more than 30 residential clusters and five leisure towns:
Camelia is one of the later clusters, with three-storey townhouses in the middle of the development. Parts of the community are still being built, so a quiet street today can have a building site next to it in a year. Always visit the exact cluster before you rent or buy.
No, and the mix-up is common. People search for "damac 2" and "akoya oxygen" when they mean this community, and listings sometimes blur the two names. The table sets out the difference.
| DAMAC Hills 2 | DAMAC Hills | |
|---|---|---|
| Former name | Akoya Oxygen | The Akoya |
| Position | Further out, in Dubailand along Al Qudra Road | Closer to the city, next to Arabian Ranches |
| Main feature | Parks, lakes and themed towns | Built around a championship golf course |
| Home types | Mostly townhouses and villas, some apartments | Villas, townhouses and apartments |
Ask for the title deed or the Oqood to confirm which community a unit is in. Our title deed and Oqood guide explains both documents. Check the map pin too, because some navigation apps and taxi drivers default to DAMAC Hills.
Property Finder (August 2026) reports a mix of about 53% townhouses, 31% villas and 12% apartments. Townhouses are what most people come to DAMAC Hills 2 for. Typical homes are three and four-bedroom townhouses in rows, some with a maid's room. Villas run larger, and apartments are in newer buildings.
| Building or cluster | Type | Developer | What stands out |

Cluster names change as DAMAC launches new phases, so use the table as a starting point. When a listing names a cluster, ask which phase it belongs to and whether the community around it is finished.
Bayut's Dubai Rental and Sales Market Reports for H1 2026 (updated 14 and 15 October 2026) list DAMAC Hills 2, under the name "DAMAC Hills 2 (Akoya by DAMAC)", as an affordable villa area. dubizzle's H1 2026 rental report names it the most popular area to rent an affordable villa. Both report advertised prices, not completed deals. Bayut gives no figures for apartments or townhouses here.
| Villa size | Average advertised annual rent, Bayut H1 2026 | Average advertised sale price, Bayut H1 2026 |
|---|---|---|
| 3 bedrooms | AED 112,000 | AED 1,834,000 |
| 4 bedrooms | AED 124,000 | AED 2,147,000 |
| 5 bedrooms | AED 149,000 | AED 2,711,000 |
Bayut's average advertised sale price is about AED 1,072 per sq ft for the area. dubizzle puts the average annual villa rent at AED 120,000 across all sizes, up 1.69% on the previous period it compares with. Savills, quoted by Khaleej Times in October 2026, reported that villa and townhouse sale prices across Dubai fell 3.3% quarter on quarter in Q3 2026, to AED 1,523 per sq ft. That figure covers the whole segment and not this community.

We do not quote one service charge for DAMAC Hills 2, because charges differ by cluster and by home type. Buildings with shared pools and gyms usually cost more to run than a row of townhouses, so compare like with like. Check the figure for the exact unit in the Dubai REST service charge index on dubairest.gov.ae, ask the seller for the latest invoice and ask about any pending levy. Our service charge checking guide and the Dubai service charge index guide show how.
This is a car community. There is no Dubai Metro station inside DAMAC Hills 2, and the nearest Red Line stations need a long drive or a taxi. Public transport is limited. Property Finder (August 2026) says bus DA2 runs along the community's clusters, so check the current route and timetable on rta.ae before you rely on a bus. Buses run infrequently.
Property Finder gives these drive times from the community, as reported in August 2026: about 39 minutes to Palm Jumeirah, 40 to Dubai Marina and 41 to Downtown Dubai. Treat them as off-peak guides, since the roads out of Dubailand slow down at rush hour. Our earlier text put Al Maktoum International Airport at about a 30 minute drive. For a daily commute to DIFC, Downtown or Marina, test the drive at 8 am before you sign anything.
Schools and nurseries are mostly outside the community or on its edges, and Property Finder notes that schools and nurseries are outside DAMAC Hills 2 itself. Because ratings, fees and campuses change, use the KHDA school directory to check the current rating, curriculum and fees of any school you are considering, and measure the drive from the cluster you plan to live in, since the community is large.
Healthcare inside the community is limited. Residents use clinics in the community and larger facilities in nearby areas such as Motor City, Arabian Ranches and Dubai Hills. The Dubai Health Authority lists licensed facilities. For families, the family-friendly communities comparison sets the community against others.
The appeal is outdoor space. The community has gardens, parks, boulevards and lakes. Amenities include an outdoor cinema, a petting farm, two dog parks, jogging and cycling tracks, paddleboarding, tennis and basketball courts, a cricket pitch and fitness areas. There is a hydroponic cafe, and the community is marketed as green, with energy-saving materials and solar water heating. A waterpark, a boating lake and better sports facilities have been planned, but check what is open before you count on them.
Everyday shopping is limited to a few supermarkets, shops and cafes inside the community. For larger trips, residents drive to malls outside it, such as Dubai Outlet Mall. The feel is a quiet, family suburb, with people out walking and cycling at weekends and few late-night options.
| Pros | Cons |
|---|---|
| A house with a garden at a lower price than central Dubai | Long drives to Downtown, DIFC and Dubai Marina |
| Parks, lakes, tracks and themed leisure towns | No metro station and limited buses |
| Wide internal roads and usually easy parking | Parts of the community are still under construction |
| Large choice of townhouse clusters | Schools and hospitals are outside the community |
| Quiet, family feel | Few shops and restaurants compared with city areas |
It is a poor fit for people who need the metro, work in Marina or DIFC every day, or want restaurants and nightlife on the doorstep.
