Dubai Creek Harbour is an Emaar waterfront community on the edge of Dubai Creek, next to the Ras Al Khor Wildlife Sanctuary and roughly 15 minutes by car from Downtown Dubai. This dubai creek harbour guide is for renters and buyers who want skyline and water views, parks and a new-build apartment in a master-planned setting, and who are comfortable relying on a car for now. It covers the layout, buildings, rents and prices, transport, schools, lifestyle and the drawbacks.
Emaar describes Dubai Creek Harbour as a six square kilometre development on the banks of the historic Dubai Creek, in the Ras Al Khor area. Downtown Dubai, Business Bay and the airport are a short drive away, but times vary with the hour, so test the journey you will make from the exact building.
Key features of the layout:

No named 2026 report we could open (Bayut, dubizzle, Property Finder) gives average rents or sale prices for Creek Harbour, so we do not quote averages for it. The table shows what drives the price instead. Browse live Dubai Creek Harbour rentals, 1 bedroom apartments for rent and 3 bedroom apartments for rent.
| Home size | Who it suits | What drives the rent and price |
|---|---|---|
| 1 bedroom apartment | Single professionals, couples | Floor, Creek or skyline view, tower age, parking |
| 2 bedroom apartment | Couples sharing, small families | Layout, view, balcony size, distance to the promenade |
| 3 bedroom apartment | Families who want an apartment | Size, floor, view, whether it is a branded residence |
| 4 bedroom apartment | Larger households | Size, views, building services |

For live figures use the rent and sale pages linked above. For wider context, Savills reported in October 2026 that Dubai apartments averaged about AED 1,817 per sq ft in Q3 2026, down 4.8% on the previous quarter. Creek Harbour is not broken out in that report.
Emaar communities usually have service charges set per building, and charges differ between towers, townhouses and branded residences. We do not quote an average, as we have no dated named figure. Check the specific building in the Dubai REST service charge index, and ask the seller for the latest invoice. Read our service charge index guide, owners associations and service charges and the official Dubai REST site. For cooling costs, see our DEWA and chiller charges guide.
Dubai Creek Harbour is not connected directly to the metro today. The nearest existing metro line is the Green Line, whose Creek station is a short drive away. Check rta.ae for the bus and marine transport routes that serve the area.
The Dubai Metro Blue Line is planned to serve Dubai Creek Harbour. The National reported in July 2026 that the RTA has scheduled the 14-station line to open on 9 September 2029, with the first phase of tunnelling complete. Station names and dates may change, so treat this as planned. Until then, most residents drive or take taxis. Check rta.ae for updates.
Roads are the main strength: Ras Al Khor Road links the community to Downtown, Business Bay and the airport. At weekends, visitor traffic to the promenade can slow roads and tighten parking.
There is no school inside the community yet. Families usually look at schools in nearby areas such as Nad Al Hamar, Sobha Hartland, Mirdif and Al Garhoud. Search the KHDA school directory for current ratings, curricula and fees, and test the drive at school-run time.
Some nurseries and clinics operate inside the community and others are a short drive away. The Dubai Health Authority lists licensed facilities, so check the nearest one and your insurer's network.
The outdoor setting is the draw. The promenade has jogging and cycling tracks, play areas and Creek Marina with a yacht club. The sanctuary next door is a reason many residents choose the area, though access to it is controlled, so check visiting rules with the sanctuary directly.
For shopping, Dubai Festival City Mall is close by and the community has its own supermarkets. Dubai Square, the planned retail district, was not complete at the time of writing. Dining and cafes inside the community are limited compared with Downtown or Dubai Marina, and the area is calmer on weekdays.
Nearby communities to compare: Dubai Festival City, Al Jaddaf, Business Bay and Downtown Dubai.
Buyers and renters rarely look at Creek Harbour alone. The table uses Bayut's H1 2026 rental and sales reports (updated October 2026), which are advertised prices. Bayut does not report Creek Harbour or Dubai Silicon Oasis rents.
| Area | 1 bedroom, average advertised annual rent | 1 bedroom, average advertised sale price |
|---|---|---|
| Dubai Creek Harbour | Not reported | Not reported |
| Business Bay | AED 104,000 | AED 1,617,000 |
| Jumeirah Village Circle | AED 79,000 | AED 1,146,000 |
| Dubai Silicon Oasis | Not reported | AED 863,000 |
Creek Harbour sits between the central towers of Business Bay and the inland communities. Compared with Business Bay, you get more open space, a waterfront and a calmer setting, but no metro station inside the area yet. Compared with JVC and Dubai Silicon Oasis, expect to pay more for newer Emaar buildings and views, but check live listings for the actual gap.
New-build areas like Creek Harbour are affected by supply across the city. Savills reported in October 2026 that Dubai's average apartment price was about AED 1,817 per sq ft in Q3 2026, down 4.8% on the previous quarter. Launches in the first nine months of 2026 were about 50,000 units, roughly 64% below a year earlier, while Savills expects 50,000 to 60,000 handovers in the second half of the year and more than 525,000 units scheduled for delivery between 2027 and 2030. For a buyer or tenant that means more choice of completed homes over time, so compare asking prices between towers and ask recent sellers what they achieved. Creek Harbour is not broken out in the Savills figures.
When you compare buildings, three things matter more than the Creek Harbour label. First, the handover year, because a building that completed several years ago has a service charge history you can check, while a new one does not. Second, whether the tower is a standard Emaar building or a hotel-branded residence, because the services and the fees differ. Third, the view and floor, because the Creek, the skyline and the sanctuary give very different outlooks from different sides of the same tower. Ask for the floor plan and the exact unit number before you rely on any listing photo.
| Pros | Cons |
|---|---|
| Waterfront and skyline views in a master-planned Emaar community | No direct metro link until the Blue Line opens |
| Parks, a play zone, promenade and marina | Fewer cafes, shops and restaurants than Downtown or Marina |
| About 15 minutes to Downtown and 12 to the airport | Weekend visitor traffic and tight parking |
| Clinics, nurseries and supermarkets inside the community | Waterfront buildings can cost more than inland areas |
| Newer buildings with modern amenities | No school inside the community yet |

It suits people who want waterfront views, parks and new buildings, and who are fine without a metro station for now. Fewer restaurants and shops, weekend traffic and higher rents are the trade-offs. See our full answer.
The major 2026 reports we checked (Bayut, dubizzle) do not publish a Creek Harbour average, so we do not quote one. Rents vary by tower, floor and view, so browse the live rent pages for the current range.
Not today. The Green Line's Creek station is the nearest existing stop. The Blue Line is planned to serve Creek Harbour, with the RTA scheduling opening for 9 September 2029, so treat that as planned.
