
Transferring property to a close family member in Dubai is done as a gift transfer, and it is registered at a reduced Land Department fee of 0.125 percent of the property value instead of the usual 4 percent. Proof of the relationship is required.
It is a straightforward registration, not a sale, but it only works between the relationships the Land Department recognises, and the paperwork has to be exact.

Fees and eligibility are set by the Land Department and can change. Current as of August 2026, and worth confirming before you plan around it.
The title deed, identification for both parties, and evidence of the relationship. A marriage certificate for a spouse, a birth certificate for a child or parent. Documents issued outside the UAE need legalisation and attestation, then legal translation into Arabic, which is the step that takes the time. Start it early.
You will also need the Land Department valuation, since the fee is calculated on assessed value rather than on a figure you nominate.
Not without the bank. The lender holds a registered interest and must agree, and in most cases the loan is either settled first or refinanced in the name of the person receiving the property, which means they have to qualify for it. Sometimes, and not always. Gifting during your lifetime hands over control permanently: the new owner can sell, mortgage or refuse to sell, and you cannot undo it because circumstances changed. The alternatives, including a registered will covering UAE assets or holding through a structure, may fit better depending on your nationality, your family and where the rest of your assets sit.

Confirm the relationship qualifies, order the documents that need attestation, and speak to the bank if there is a mortgage. Once those three are settled the registration itself is quick.
