Bukadra (also written Bu Kadra) is a developing freehold district in Dubai, between Ras Al Khor, Meydan and Mohammed Bin Rashid City, close to the Dubai Al Ain Road (E66) and Ras Al Khor Road. Sobha Hartland II is the best known project in it, and most homes here are new or still off plan.
Bukadra is a central but mostly undeveloped district beside the Ras Al Khor Wildlife Sanctuary. It sits between Ras Al Khor and Meydan, and is part of the wider Meydan and Mohammed Bin Rashid City expansion. It was formerly light industrial and largely empty land, and it is being built up now. Downtown Dubai and the sanctuary are within roughly ten minutes by car, according to portal area guides, and the airport is also a short drive.
Some listings place it in Nad Al Sheba 1 or describe it as Deira, because the official area names differ from the market names. For searches, Ras Al Khor, Meydan and Mohammed Bin Rashid City are the neighbouring communities.
Bu Kadra is an emerging residential area in Dubai, known for its central position and its mix of new developments. The community is gradually developing and is an option for both residents and investors who are prepared to be early. It is expected to combine residential, commercial and green space, for people who want peaceful living while staying close to the city.
Most of what is new in Bukadra is Sobha Hartland II, a freehold community by Sobha Realty, with apartments and a villa community. As of October 2026, TRPE brokers these off-plan projects in and around it.

We do not publish handover dates, because we do not hold confirmed ones. Ask for the current schedule from the developer in writing. Apartments we hold are listed under apartments for sale in Bukadra, and our Bukadra guide explains what to ask before you buy.
Situated near major roads such as Ras Al Khor Road, Al Khail Road, the Dubai Al Ain Road (E66) and Sheikh Mohammed Bin Zayed Road (E311), Bu Kadra has good road access to other parts of Dubai. It is conveniently close to business hubs like Downtown Dubai and Dubai International Airport, offering easy access for both work and leisure.
Bu Kadra is planned as a family friendly district with green spaces, parks and recreational areas. Developments such as Sobha Hartland II and Meydan add to the greenery and outdoor options. Sobha Hartland II is planned with a lagoon and a large amount of green space.
With ongoing developments and future residential projects, Bu Kadra presents opportunities for real estate investment. Its position and the expanding infrastructure around it are the main arguments in its favour. Prices and rents here are not yet established, so treat any forecast as an opinion rather than a promise.
Bu Kadra has a range of new homes, from apartments to townhouses and villas, with modern finishes and spacious layouts. Whether you are looking for a compact apartment or a larger villa, check which phase and which handover year you are buying into.
Several projects are under development in Bu Kadra, including residences, green spaces and commercial areas. Projects like Sobha Hartland II and Skyvue Stellar are set to add amenities and new architecture.
Meydan Racecourse: A short drive away, this world renowned racecourse hosts events like the Dubai World Cup.
Dubai Festival City Mall: A drive away, offering shopping, dining and entertainment options.
Ras Al Khor Wildlife Sanctuary: Perfect for nature lovers, this sanctuary is a peaceful escape from the city.
Sobha Hartland II is sold as freehold, and Bukadra is generally described as a freehold district open to buyers of all nationalities. As always, confirm the title for the specific unit with the Dubai Land Department. See freehold property in Dubai and the best off-plan projects for investment.
Bu Kadra is a growing area, and demand for homes in developing neighbourhoods near the centre can be strong. It is not a proven market yet, so what you pay now reflects that. The things that will decide your result are what else completes nearby at the same time, the service charge and whether you could carry the payment plan if handover slipped by a year. Our guide to off-plan handover delays explains your rights.
While Bu Kadra itself is still developing, it is near larger retail and dining hubs like Dubai Festival City Mall, with a wider choice across Business Bay and Downtown Dubai.
As projects complete, Bu Kadra is planned to have fitness facilities, outdoor spaces, parks and walking routes for an active lifestyle.
Bu Kadra is planned as a family friendly community, with outdoor spaces and schools in the plans for Sobha Hartland II. Because it is still being built, expect construction around you for some years.
Public transport here is still limited, because the district is new. Buses and the Dubai Metro serve the wider area, but the nearest stations are not at the door, so most residents drive. Check the current routes before you rely on public transport for a daily commute.
Bu Kadra is accessible via Ras Al Khor Road, the Dubai Al Ain Road (E66), Al Khail Road and Sheikh Mohammed Bin Zayed Road (E311), giving quick access to business hubs, shopping centres and leisure destinations across Dubai.
