Town Square is a large Nshama community in southern Dubai, set along Al Qudra Road in Dubailand. This Town Square guide is for families and first-time buyers who want a townhouse or an apartment in a planned, park-centred community at a lower price than central Dubai. It covers layout, sub-communities, prices, transport, schools, daily life and the downsides, using dated sources.

Where Town Square is and how it is laid out

Nshama launched Town Square in 2015. Gulf Business reported the launch on 26 February 2015 and described a 750-acre site, about 303 hectares, planned for 3,000 townhouses and 18,000 apartments. Treat these as plans, not as what has been built.

Town Square sits on Al Qudra Road (D63) in Dubailand. It is inland. Al Qudra Road is the main route in and out, and it can slow at peak hours, so test your commute at the time you will travel.

The community is organised into named sub-communities, each a cluster of townhouses or apartments around landscaped streets. The names matter because buyers and renters search by them. Popular ones include Hayat Townhouses, Hayat Boulevard, Naseem, Safi, Zahra, Noor, Shams, Maha and Samaa.

Sub-communities and buildings

Town Square has several sub-communities of townhouses and apartments. The table lists those named by Property Finder and on our own building pages. Sizes differ by sub-community, so compare the built-up area on each listing before you view a home.

Rents and prices

Neither Bayut's nor dubizzle's H1 2026 reports give Town Square bedroom-level rent or sale averages. Bayut's H1 2026 sales report mentions Town Square only in its commentary on mid-tier apartment areas. The Savills Q3 2026 research reported by Khaleej Times on 13 October 2026 does not give a Town Square figure in the article text. We therefore do not quote an average, and we do not use undated broker averages. The table shows what sets the price instead.

Home typeWho it suitsWhat drives the rent or price
Studio and 1 bedroom apartmentSingle professionals, couplesSub-community, floor, view of the park, building age
2 and 3 bedroom apartmentSmall familiesSize in square feet, parking, proximity to the community centre
3 bedroom townhouseFamiliesCluster, plot, whether it is near the central park
4 bedroom townhouseLarger familiesBuilt-up area, upgrades, position in the cluster

For a quick comparison, townhouse sizes differ between sub-communities by several hundred square feet, so compare price per square foot, not only the headline number.

Service charges

Service charges vary between Town Square sub-communities. We could not verify a current dated figure, so we do not quote one. Use the Dubai Land Department's service charge index on the Dubai REST platform, and read our guides to the service charge index and checking service charges before you buy. Ask the owner for the latest charge statement.

Getting around Town Square

There is no metro station in the community. Property Finder, in a guide published on 5 October 2025, says three shuttle buses run between Town Square and Mall of the Emirates for residents only. Check rta.ae and Nshama for the nearest stations, bus routes and current shuttle services, because shuttle rules can change.

Damac Hills, Mudon and Remraam15 minutesProperty Finder

Dubai Hills Mall and Dubai Outlet Mall20 minutesProperty Finder

These are Property Finder's own approximate figures. Peak-hour traffic on Al Qudra Road adds to them. Beaches such as Kite Beach and Umm Suqeim are reached by driving north, and Town Square is inland. Drive the route yourself at the hours you would travel before you decide, and repeat it on a weekend if you plan to visit the beach or Global Village regularly.

Schools, nurseries and healthcare

Check the KHDA directory for the schools in and near Town Square, with their curricula, current ratings and fees, which change each year. Ask each school about places, year groups and school buses to the community. Because Town Square is a large, still-developing community, also ask whether any school inside it has opened, is under construction or is only planned, and visit before you pay a deposit.

For nurseries and healthcare, use the KHDA directory for nurseries and the Dubai Health Authority list of licensed clinics and hospitals, and check which are closest to the sub-community you are considering and which accept your insurance. Ask where the nearest hospital with an emergency department is, and how long the drive takes at night. Families with young children should also ask the developer or landlord whether a nursery is planned or open inside the community, because new communities add services over time and the timing is not always fixed.

Lifestyle: parks, community centre and dining

Town Square is designed around green space, with a central park, trails and play areas. Property Finder adds a large dog park, where residents must register their pets, and a sports lounge in the Zahra Breeze retail area.

The Town Square Community Centre is the retail hub, with a Spinneys supermarket, a barbershop, a nail salon, a mosque and restaurants. Property Finder names Art of Dum, China Bistro, Oregano and The Lime Tree Cafe among its dining options. For a large mall, residents drive to Dubai Hills Mall or Mall of the Emirates.

The feel is that of a planned family suburb, with community events and shaded walkways. It is quiet at night, so most residents drive for beaches and nightlife. Always confirm the ownership type on the title deed for the specific property.

What to check before you rent or buy in Town Square

  • The sub-community. Hayat, Safi, Noor and Maha townhouses differ in size and layout. Compare floor area in square feet, not only bedroom count.
  • Distance to the community centre and central park. Homes close to them are easier for families without a second car.
  • Your commute. Al Qudra Road is the main route. Drive it at the time you will travel, and check whether the residents-only shuttle suits your hours.
  • School places. Check year groups, places and the latest ratings in the KHDA directory before you decide, and ask whether a school bus serves your sub-community.
  • Service charges and finish. Ask for the latest statement and look at the condition of the specific home.
  • The paperwork. Register rentals through Ejari. For a purchase, confirm the title deed and whether any mortgage is attached.

Daily life in Town Square

Life here revolves around the community centre and the parks. Weekday mornings mean school runs, either inside the community or to nearby areas. Evenings are spent on the jogging tracks and cycle trails. Groceries come from the community centre, and bigger trips go to Dubai Hills Mall, Mall of the Emirates or the Dubai Outlet Mall, which Property Finder puts at about 20 minutes by car.

For weekends, Dubai Miracle Garden and Global Village are about 15 to 20 minutes away, according to Property Finder. The beach is a longer drive north. The trade-off is clear: you get more space and green areas than in central Dubai, and you accept longer drives to the sea and the main business districts.
