A one bedroom apartment for sale in Dubai costs from about AED 1.1 million on our live listings today, and the price depends mostly on the area, the building and whether it is ready or off-plan. On top of the price, budget roughly 6% to 7% for registration, trustee and agency costs. This guide shows what you pay, where, and how the purchase works step by step.
These are the one bedroom apartments for sale on our 1 bedroom apartments for sale in Dubai page as of 16 October 2026. Asking prices change, so treat the table as a snapshot and check the live page.
| Area | Listing | Size (sq ft) | Asking price (AED) | AED per sq ft |
|---|---|---|---|---|
| Al Jaddaf | Binghatti Avenue | 710 | 1,100,000 | 1,549 |
| JVC | Terrazzo Residences | 791 | 1,300,000 | 1,643 |
| Sobha Hartland (MBR City) | Sobha Creek Vistas Reserve | 595 | 1,350,000 | 2,269 |
| Al Jaddaf | Binghatti Ghost | 863 | 1,600,000 | 1,854 |
| Ras Al Khor | Sobha One | 733 | 1,799,000 | 2,454 |
| Bukadra (Sobha Hartland II) | Skyscape Avenue | 788 | 2,050,000 | 2,601 |
| Business Bay | Royal Regency | 969 | 2,200,000 | 2,270 |
| City Walk | Crestlane 3 | 789 | 2,499,000 | 3,167 |
The same size can cost very different amounts. A 791 sq ft one bedroom in JVC and a 789 sq ft one bedroom in City Walk are priced AED 1.3 million and AED 2.5 million on our listings, a gap set by location, building and finish rather than layout. The last column is asking price divided by size, rounded, and runs from about AED 1,550 to about AED 3,170 per sq ft across these eight units. A smaller unit can cost more per sq ft than a larger one in the same area, so compare the figure, not just the headline price. Some units here are resales of off-plan contracts or still under construction, and their descriptions say so.
Grouping the eight listings above by asking price shows how location and size trade off. These are asking prices on 16 October 2026, so treat them as a guide to the market on that day.
| Asking price band | Units on our page | Sizes |
|---|---|---|
| Up to AED 1,400,000 | Binghatti Avenue (Al Jaddaf), Terrazzo Residences (JVC), Sobha Creek Vistas Reserve (Sobha Hartland) | 595 to 791 sq ft |
| AED 1,600,000 to 1,800,000 | Binghatti Ghost (Al Jaddaf), Sobha One (Ras Al Khor) | 733 to 863 sq ft |
| AED 2,000,000 to 2,500,000 | Skyscape Avenue, Royal Regency, Crestlane 3 | 788 to 969 sq ft |
The cheapest unit per square foot is not the cheapest overall, and the largest unit is not the most expensive. Read each listing for the handover date, whether it is vacant or let, and whether it is a resale of an off-plan contract. Listing labels such as "OP" usually point to an off-plan project, so ask the agent to confirm what the abbreviation means for that unit.
Each area has its own search page, with current stock and prices:
If you want the cheapest entry points, compare these with studios for sale, and see the full range on our apartments for sale page.
A 1 BHK is a one bedroom, hall and kitchen apartment. In Dubai listings it is simply called a 1 bedroom apartment. Size varies widely. On our listings above, internal areas run from 595 sq ft to 969 sq ft. Always compare price per square foot on built-up area, and ask whether the figure includes the balcony.
The price is only part of the cost. These are the Dubai Land Department (DLD) charges for registering a resale, taken from the DLD Property Sale Registration page in October 2026, with agency commission added as the usual market term.
| Cost | Amount | On a AED 1,500,000 purchase |
|---|---|---|
| DLD registration fee | 4% of price (2% each party in the DLD schedule; buyers often pay all of it) | AED 60,000 |
| Trustee service partner fee | AED 4,000 plus VAT (AED 2,000 plus VAT below AED 500,000) | AED 4,200 with 5% VAT |
| Title deed issuance | AED 250 | AED 250 |
| Map fee | AED 225 (Unified Map, Dubai Municipality) | AED 225 |
| Knowledge and innovation fees | AED 10 each | AED 20 |
| Agency commission | Agreed in the brokerage contract; 2% plus VAT is common on resale | AED 31,500 |
| Mortgage registration (only if you borrow) | 0.25% of the loan, plus AED 250 title deed fee, AED 10 + AED 10, and AED 4,000 plus VAT trustee fee | AED 2,500 on a AED 1,000,000 loan, plus the fixed charges |
| Developer NOC | Set by the developer | Ask early |
On a cash purchase of AED 1,500,000 the DLD, trustee, title deed, map and commission lines total AED 96,195, or about 6.4% of the price. That total excludes the developer NOC, which varies. Our full Dubai Land Department fees guide explains each line, and the hidden costs of buying property in Dubai covers the ones people miss. Buy directly from a developer and you do not pay agency commission or a developer NOC.
This example uses the DLD fees in the table above on an illustrative AED 1,200,000 resale. The loan amount is an example, because your bank sets the amount it will lend. Bank arrangement and valuation fees are separate and not included.
| Line | Basis | Cash purchase (AED) | With a AED 900,000 loan (AED) |
|---|---|---|---|
| Deposit and balance paid to the seller | Price less any loan | 1,200,000 | 300,000 |
| DLD registration fee | 4% of 1,200,000 | 48,000 | 48,000 |
| Trustee service partner fee | 4,000 plus 5% VAT | 4,200 | 4,200 |
| Title deed, map, knowledge and innovation fees | 250 + 225 + 10 + 10 | 495 | 495 |
| Agency commission | 2% plus VAT (1,200,000 x 2.1%) | 25,200 | 25,200 |
| Mortgage registration | 0.25% of 900,000 | 0 | 2,250 |
| Mortgage title deed, knowledge and innovation fees | 250 + 10 + 10 | 0 | 270 |
| Mortgage trustee fee | 4,000 plus 5% VAT | 0 | 4,200 |
| Total cash needed | 1,277,895 | 384,615 |
The costs on top of the price are AED 77,895 for a cash buyer, or about 6.5% of the price. With the loan example, they rise to AED 84,615. Cash needed at the start with a loan is the AED 300,000 not borrowed plus those costs, so the buyer needs AED 384,615 in cash. Add the developer NOC and any bank fees. Buying directly from a developer removes the commission line.
A one bedroom is the usual first investment, because it is cheaper than a larger unit and easy to let. Work out the net return, not the advertised one: take the rent you can realistically achieve, deduct the service charge, any management fee and allowance for empty months, then divide by the total you paid including the costs above. Our rental yields guide shows the method. Your own listing page shows asking prices, not rents, so check what similar units actually let for before you rely on an income figure.
The service charge is billed per sq ft each year by the building or community, and it can differ a lot between buildings of the same quality. Ask the seller for the latest service charge statement and the last two years of charges. The Dubai Land Department publishes a Service Charge Index you can use to compare a building's charge with others in its area.
A studio has the lowest entry price and the least space. A one bedroom suits a single buyer, a couple or a tenant who wants a separate bedroom. A two bedroom costs more and suits families or sharers. If you are comparing sizes, see our guide to 2 bedroom apartments for sale in Dubai. The cost table in this guide applies to every size. Only the percentages change, because the trustee fee and title deed fee are fixed amounts.
A ready apartment can be lived in or let straight away and you can see exactly what you are buying. An off-plan apartment is bought before completion on a payment plan. Our off-plan projects in Dubai page lists new projects with one bedroom units, and how off-plan payment plans work explains the instalments. If a seller is reselling an off-plan contract, ask exactly how much has been paid and what remains.
Yes, in freehold areas. The DLD states that freehold purchase is allowed for all nationalities. Read our guide to buying property in Dubai as a foreigner for documents and residency options.
The whole sequence is on our buying property process page.
The running cost that matters most is the annual service charge, billed per sq ft by the building or community. It varies a lot between buildings, so ask for the last two years of invoices. If you let the unit, you also carry maintenance, any void months between tenants and, if you use an agent, a management fee. See our property management page for how letting is handled. Ask a tax adviser about your own position, as it depends on where you are resident.
Fee schedules are published on the Dubai Land Department website.

On our listings on 16 October 2026, one bedroom apartments for sale ranged from AED 1,100,000 to AED 2,499,000. Price depends on area, building, finish and whether the unit is ready or off-plan.
1 BHK stands for one bedroom, hall and kitchen. In Dubai it means a one bedroom apartment, usually with a living area and a separate kitchen. Sizes on our current listings run from 595 to 969 sq ft.
Mainly the 4% Dubai Land Department fee, a trustee centre fee of AED 4,000 plus VAT, a title deed fee of AED 250, small map and administration fees, agency commission if you buy a resale, and a developer NOC. Mortgage buyers also pay 0.25% of the loan to register it.
Yes. In freehold areas the Dubai Land Department allows purchase by all nationalities. You do not need to live in the UAE to buy.
A ready unit gives immediate use and a known building. Off-plan is bought on a payment plan before completion and may cost less to enter. The right choice depends on whether you need the unit now and how long you can wait.
Yes, if you meet the lender's conditions. Fees and the deposit must be paid in cash, and the mortgage is registered with the Dubai Land Department for 0.25% of the loan amount plus fixed charges.
Registration at a trustee centre can be completed in one visit once documents and the developer NOC are ready. Finding and agreeing the deal takes longer, and a mortgage adds bank processing time.
