Al Muteena

Al Muteena is an established apartment district in Deira, close to Salah Al Din metro station. It is best known for Al Muteena Street, a tree lined boulevard with a landscaped central walkway that is one of the more pleasant streets in old Dubai.

The stock is low and mid rise apartment blocks of varying ages, with shops, restaurants and hotels at street level. It is a long established residential area rather than a planned community.

Who does Al Muteena suit?

People working in Deira, Port Saeed, Al Rigga or at the airport, who want a central address at a rent far below the newer districts. It is walkable, well served by the metro, and has a dense, long standing resident population.

It suits people looking to buy freehold, or wanting pools, gyms and new build finishes, less well.

What is it like day to day?

• The boulevard itself, with its landscaped walkway, which is the district's signature.
• Restaurants, bakeries, groceries and clinics at street level, all within walking distance.
• Salah Al Din and Abu Baker Al Siddique metro stations on the green line.
• Al Rigga, Deira City Centre and the Gold Souk a short distance away.
• Deira, Abu Hail and Hor Al Anz as neighbours.

What should you check before renting?

• The building, since ages and standards differ sharply street to street and this matters more than the location.
• Parking, which is tight across the district and often not included.
• Noise, particularly on the busier commercial runs and near hotels.
• Condition of the flat, especially air conditioning, kitchens and bathrooms.

Can you buy here?

Freehold options are very limited in this part of Deira, so it works as a rental market. Buyers drawn to the centrality generally compare Al Jaddaf, Culture Village or Business Bay, all freehold and close to the creek.
