Jumeirah Heights

Jumeirah Heights is a small, low rise Nakheel community beside Jumeirah Islands and a few minutes from Jumeirah Lake Towers. It is one of the least known freehold communities in that part of Dubai, largely because there is not much of it.

The stock is unusual: duplexes, lofts and townhouses arranged around water features and landscaping, rather than the apartment towers that surround the area. That scarcity is the whole character of the place.

Who does Jumeirah Heights suit?

People who want a house sized home with several floors and outdoor space, but in a central position close to Sheikh Zayed Road, rather than out in the suburbs. It appeals to families and to couples who want more room than an apartment offers without moving to Dubailand.

It suits buyers who want a big choice of listings less well. Turnover is low and there is often very little available at any one time.

• How much is actually for sale, because low supply means you may wait for the right unit.

Is it a good investment?

Scarcity is the argument. There is a fixed and small amount of this kind of low rise, multi level freehold stock in a central position, and nothing new is being built like it nearby. That supports values and keeps tenant demand steady among households who want a house rather than a flat. The flip side is a thin market, so both buying and selling can take time.
