Mudon is a gated family community in Dubailand, built by Dubai Properties around a large central park. This mudon guide is for families and first-time villa buyers who want a townhouse or villa with a garden at a lower price point than the better-known Ranches communities. It covers the sub-communities, property types, prices, schools, transport, daily life and the drawbacks.

Where Mudon is and how it is laid out

Dubizzle says Mudon sits on the edge of Dubailand between Al Qudra Road (D63) and Emirates Road (E611). Bayut describes it as the junction of those two roads, with neighbours Arabian Ranches, Remraam and Dubai Sports City. Arabian Ranches 2 is at the opposite end from Remraam, separated from Mudon by Al Qudra Road.

The name means "cities" in Arabic. Dubizzle says the plan was first to recreate five historic cities (Cairo, Beirut, Damascus, Baghdad and Marrakech), but the finished community is about a third of the original size. The community park covers about 1.8 million sq ft, and both Bayut and dubizzle say every part of the community has access to it. There are cycling and jogging paths, football and basketball fields, tennis courts and play areas around it.

Sub-communities and buildings

Bayut and dubizzle list these sub-communities. Facts are from those pages; check the exact layout and plot on the title deed before you decide.

Our Mudon Al Ranim 7 page shows homes in the newest phase, and the Mudon Al Ranim off-plan page shows the project details. Buyers often search for Arabella 2 and Arabella 3 by name, which are the later clusters of the Arabella Townhouses area.

Prices and rents in Mudon

Bayut's H1 2026 sales report names Mudon Al Ranim among the top off-plan villa projects in the mid-tier segment, with an average price of AED 3,823,000. It adds that mid-tier villa buyers focused on family-friendly communities with lifestyle amenities and spacious layouts, naming Mudon Al Ranim as one project that attracted attention. Dubizzle's H1 2026 sales report also lists Mudon Al Ranim among its mid-tier off-plan projects, with a launch price of AED 1.9 million.

No dated 2026 report we could open gives average rents or resale prices for Mudon, so we do not quote any. Dubizzle's area page carries rents by sub-community but is undated. Look at the latest Dubai Land Department transactions for the exact cluster, and see villas for sale in Mudon and 4-bedroom villas for sale.

Is Mudon freehold?

Bayut and dubizzle both describe Mudon as freehold. The Dubai Land Department's short list of designated areas in its Know Your Rights guide does not name Mudon, and it says the list covers only the most important areas. Confirm the title deed for the specific home. Read buying property in Dubai as a foreigner and the DLD fees guide.

Service charges

We do not quote a service charge figure for Mudon. Ask the seller or landlord for the latest community charge statement and compare it with the Dubai Land Department's service charge index. Our service charge guide shows how, and what a villa costs to run covers cooling and garden costs.

Getting around

Mudon is a car community. Bayut says the community is accessible by RTA bus routes F32 and J03, and that the nearest metro station is Jumeirah Golf Estates, reached by the F32 feeder bus in about 15 minutes. Every villa and townhouse has at least two parking spaces, says Bayut, and there is visitor and street parking.

These are Bayut's approximate road times from an undated guide. Check them at the hours you would travel, and view live public transport details on the RTA website.

Schools, nurseries and healthcare

Bayut and dubizzle name Blossom Nursery, a British EYFS nursery in the community, and Ash Mount School, run by Interstar Education, which Bayut says offers an international curriculum from Pre-KG to Grade 8. Nearby are Jebel Ali School, South View School, Jumeirah English Speaking School in Arabian Ranches and a Dibber nursery in DAMAC Hills. Check each school's rating and fees on the KHDA website.

Vitalite Health and Wellness Centre is in Al Salam Town Centre, and Aster Medical Centre is in The Ranches Souk, according to Bayut. Bayut names Saudi German Hospital in Al Barsha and Mediclinic Parkview as the nearest emergency options. Confirm services on the DHA website.

Lifestyle and daily life

Al Salam Town Centre, also called the Mudon Community Centre, is the main retail hub and has a Geant Express, a Fitness First gym and cafes. Bayut says Carrefour at The Ranches Souk and Spinneys at DAMAC Mall are both about 5 minutes away by car. Dubizzle also names Starbucks, WOFL and Abatjour Bistro in the community and two swimming pools.

Nearby leisure includes the Dubai Polo and Equestrian Club, Last Exit Al Qudra and IMG Worlds of Adventure. Bayut puts IMG Worlds about 11 minutes away. Bayut also says the community has small playgrounds throughout, so young children rarely need to go far for a play area, and the park offers shaded trails and landscaped gardens for picnics and quiet walks. For a weekend meal, Bayut points to Carluccio's in Arabian Ranches and the cafes in the town centre.

How Mudon compares with nearby villa communities

Buyers and tenants often weigh Mudon against its neighbours on Al Qudra Road. Bayut's H1 2026 rental report says Arabian Ranches 3, The Valley by Emaar and DAMAC Hills offered more attractive rental opportunities for families seeking spacious villas, and dubizzle's H1 2026 report names Arabian Ranches 3 the most popular area to rent mid-tier villas.

Faith, security and community facilities

Bayut says Mudon has 24-hour security and a family-friendly gated environment. Mudon Masjid is the main mosque, and Al Madinah Al Mustadama Masjid sits on the border with The Sustainable City, about 4 minutes by car. Churches and temples are in Jebel Ali, with Bayut putting the churches about 18 minutes away. The community also has mosques, medical centres and a community centre, according to the same guide.

What to check before you rent or buy

  • The sub-community. Mudon has grown in phases, and the newer streets differ from the older ones in layout and finish.
  • Distance to the park and the community centre. These are what residents use every day.
  • The commute. Drive it at the time you would travel, in both directions.
  • Running costs. Ask for twelve months of cooling and garden bills and the community charge statement.
  • The handover and title. For Mudon Al Ranim, confirm the completion date, the payment schedule and the title deed with the developer. Our guides on off-plan payment plans and off-plan townhouses and villas explain the steps.

Tenants should sign an annual contract and register it through Ejari, which our Ejari guide explains. The Dubai REST website is the official source for tenancy rules.

Pros and cons

ProsCons
A 1.8 million sq ft park and paths for walking and cyclingNo metro station inside the community
A nursery, a school and a community centre on siteLong drives to Downtown, DIFC and the coast
Townhouses and villas with gardens, plus some apartmentsNewer phases differ from older streets, so check the cluster
Close to Arabian Ranches facilitiesLimited retail beyond the community centre

Renting in Mudon

Bayut says rental choices are limited to villas and townhouses, with a few apartments added through Mudon Views. That makes Mudon a family market rather than a student or single-professional one. Annual contracts are the norm for villas, and our annual villa contract guide explains deposits, cheques and notice periods. If you want a smaller monthly outlay, compare Mudon's three-bedroom townhouses with the options in our cheap villas to rent guide. Rents move with the season and the cluster, so ask for recent examples of the same type on the same street.

Who Mudon suits

  • Families. A park, a nursery and townhouses with gardens.
  • First-time villa buyers. Townhouses start from 3 bedrooms. Read buying a townhouse in Dubai.
  • Remote workers and people who drive. Quiet streets, with road links to E311 and Al Qudra Road.

It suits daily commuters to DIFC or Downtown less well. If you are unsure between a townhouse and a villa, see townhouse or villa, and compare Arabian Ranches 3 and Motor City.
