A planned district rather than an organic neighbourhood, with its own retail and a metro station nearby at Ibn Battuta. The southern end of Sheikh Zayed Road, so a long way from Downtown and close to the free zone and the port.

Who it suits

People working in Jebel Ali or the southern corridor, and investors after a lower entry price with metro access. If you work in DIFC or Downtown, be honest about the drive before buying on price alone.
