Ayat Development is a Dubai real estate developer and part of AYAT Group. Its main project for sale is Ayamore Residence, a waterfront building on Dubai Islands. Its website also lists buildings in Al Rigga, Liwan, Dubai Silicon Oasis, Jumeirah Village Triangle and Sharjah.

This guide is shorter than our guides to larger developers. Ayat publishes little about its history, and we found no independent news coverage we could open. Everything below comes from the developer's own website or from official guidance, and we say where information is missing rather than fill the gap.

Who Ayat Development is

The Ayat Development website describes the company as a real estate development and construction firm working in land acquisition, project development and construction. It says the wider group has carried out residential towers, commercial buildings, schools, industrial and government projects, and work under the Sheikh Zayed Housing Programme. These are the company's own statements.

The website's team section names Ahmad Salamah as Chief Executive Officer of AYAT Group and Rashed Al Khateri as a board member of AYAT Development. The office address it gives is Office 129, Iridium Building, Al Barsha 1, Dubai. The site does not give a founding year, a list of completed Dubai projects or the company's ownership, so we do not state them. Its website is ayatdevelopment.ae.

"Ayat building" searches

Many people search for an "Ayat building", sometimes with Al Barsha, Al Mamzar or a name such as Rose, Pearl or Square. The Ayat Development website does not list a project with any of those names. Its only Al Barsha link is its office in the Iridium Building in Al Barsha 1. A building with "Ayat" in its name may belong to a different owner, so check the developer named on the title deed.

Ayat projects, as the developer lists them

The table repeats what each project page on the Ayat website says. Most pages do not give a status or a completion date.

Ayamore Residence on Dubai Islands

Ayat announced Ayamore in a news post dated 21 February 2025, under the AYAT Group name. The project page describes a waterfront community on Dubai Islands with one to three-bedroom apartments, and its floor plans also show three-bedroom villas. Ayat says every unit has smart home features, including keyless entry and app control of lighting and air conditioning. The page lists pools, wellness spaces and landscaped walkways, and a masterplan with a shopping mall, restaurants, a park, beaches and clinics nearby.

The page sets out a six-step purchase process, from a consultation and reservation to construction updates, handover and after-sales support. It mentions "customised payment plans and post-handover options" but gives no percentages or dates. It does not give a handover date. Ask for both in writing before you reserve.

How buying off-plan from Ayat works

The rules come from the Dubai Land Department (DLD) and its regulator RERA, and they apply to every developer. The DLD's published guidance for buyers says off-plan payments go into an escrow account, which it describes as the project's bank account. Only 5% of total sales can be paid out of it for marketing. After completion, 5% is held for one year as a guarantee that defects are fixed. A project can be launched or announced only after registration and the accreditation certificate are complete, and off-plan sales are recorded on the DLD's Oqood system.

For what Oqood registration proves, read the title deed and Oqood explained. For how stage payments work, see how off-plan payment plans work in Dubai.

What to check before buying

  • RERA project number and escrow account. Ask for both before you pay. Our guide on how to check a developer shows how.
  • The company on the SPA. Make sure it matches the developer on the DLD record.
  • A delivery record. Ayat does not publish dated handovers. Ask which Dubai buildings it has completed and when.
  • The handover date and payment plan in writing. Neither is on the Ayamore page. If a date moves later, see handover delays and your rights.
  • Brochure features. If smart home systems or beach access matter to you, make sure the SPA lists them.

How Ayat compares with other developers

The table shows where each developer's projects on our site are concentrated. It is not a ranking and says nothing about quality.

Yes, in a freehold community, where buyers of any nationality can own outright. You need a passport and the developer's booking form, and off-plan payments go into a RERA escrow account held against construction milestones rather than to the developer directly.

Does TRPE sell Ayat Development property directly?

Yes. TRPE is a RERA-licensed brokerage, ORN 28357, and transacts on these project directly with the developer, so the price you see is the developer's rather than a resale mark-up.
