Villas for rent in the Meadows are detached two-storey family homes in Emaar's established gated community, part of Emirates Living off Sheikh Zayed Road. Sizes run from three bedrooms to five or more, and rents vary widely by cluster, plot and condition. This guide explains the nine Meadows clusters, villa sizes, what published rent data shows, what upgraded villas change and how to rent.
The Meadows is one of the older Emaar villa communities in Dubai. It has nine sub-communities of two-storey villas, lakes, parks and mature trees. Our Meadows community guide calls it an established neighbourhood that already works, with a short drive to Downtown, the Marina and the schools. Bayut's review, updated on 15 October 2026, notes two mosques, a Mediclinic, sports courts, pools and play areas inside the community.
The Meadows Souk, just outside Meadows 6, has a Spinneys supermarket, a gym, cafes and restaurants. Bayut lists two schools in or beside the community, Emirates International School Meadows and Dubai British School. Check current availability and fees with each school. The community is also described as pet friendly, with dog parks and pet waste bins, although each landlord still sets the rules for your villa.
Its drawbacks are the ones to expect from an older community. Bayut notes limited public transport, with no metro station within walking distance, so a car is practically essential. Some interiors look dated, which is why upgraded villas matter here.
Bayut gives these built-up area ranges for villas in the Meadows. They are ranges across all nine clusters, so your villa may fall anywhere inside them.
| Size | Built-up area range (sq ft) | Best for |
|---|---|---|
| 3 bedrooms | 3,100 to 4,000+ | Small families who want a garden |
| 4 bedrooms | 3,578 to 6,000+ | Families with children and a guest room |
| 5 bedrooms | 3,800 to 6,400+ | Larger families and live-in help |
| 6 bedrooms | 4,750 to 6,000+ | Large households and entertaining |

We do not quote average rents for The Meadows, because the only figures we could find came from a single broker page. Rents vary widely by cluster, plot and condition, so use the live listings to price a villa and compare homes of the same size.
Two things stand out. The Meadows three bedroom rent is well above the city average, because these are large villas on proper plots. And the three and four bedroom averages are almost equal, which shows how much plot, cluster and condition change the rent. Compare villas within the same cluster, not across the community. Use the live results above this guide for the asking rent of each villa.
People search for upgraded villas in the Meadows, because the community is older and Bayut notes some interiors look dated. An upgraded villa usually has a new kitchen, new bathrooms, refreshed flooring and often a landscaped garden. It asks a higher rent than a villa in original condition. It can be worth it if you plan to stay several years, because you avoid moving costs and renovation disruption.
Whichever you choose, check the items that cost most to fix:
The nine clusters differ in plot size, layout and closeness to the lakes, the souk and the schools. Meadows 6 is next to the souk. Bayut says Meadows 1 has easy access to Sheikh Zayed Road. Our page on Meadows 9 covers another cluster. Ask for the cluster number in every listing, and walk the route to the school and the main road at the time you will use it.
The Meadows is a villa community, so there is little to rent in apartments. If you searched for apartments in the Meadows, look at nearby areas such as Dubai Marina or Al Barsha, which have apartment towers within a short drive.
