Villas for rent in Damac Lagoons

Villas for rent in Damac Lagoons are detached family homes, mostly with four or more bedrooms, in DAMAC's Mediterranean-themed community in Dubailand. Rental stock is thin because most villas here were sold to investors and owner-occupiers, so it pays to know what you are looking for before a viewing. This guide covers villa sizes, how rents compare across Dubai, what to inspect and how the lease works.

Damac Lagoons is a freehold community by DAMAC Properties, off Hessa Street. Its villas vary by cluster, with waterfront villas at the top of the range. Villa sizes differ between clusters and plots, so check the floor area on the title deed or the tenancy contract rather than the listing headline.

Villa rents vary widely by community. In dubizzle's H1 2026 report, DAMAC Hills averaged AED 230,000 for four bedrooms and AED 404,000 for five. A 5 bedroom villa here may be priced against those figures. Use the live results above this guide for the current ask on each home.

Minimum rent and cheaper ways in

Searches such as minimum rent or lowest rent for villas show tenants want to know the entry price. Villas here cost more than the townhouses in the same cluster. If the budget is tight, look at a 4 bedroom villa, a middle-of-row unit or an unfurnished home. Our guide to cheap villas to rent in Dubai lists other areas where the entry price is lower.

What should you check when viewing a villa?

  • Handover and title: ask for proof the villa is handed over and that the landlord is the registered owner.
  • Plot and garden: a corner plot or a larger plot changes the rent more than a few square feet indoors.
  • Cooling: test every air conditioning unit. In a large villa, cooling is the biggest running cost. Our guide to running a villa gives the typical items.
  • Maintenance: agree who pays for what in writing. Read who pays for maintenance first.
  • Parking and storage: check how many cars fit and where the maid's room and store sit.
  • Furnishing: if furnished, get a signed inventory. See furnished villas to rent in Dubai.

Is Damac Lagoons practical for daily life?

It is a car-first community. Our community guide gives rough off-peak drive times of 25 minutes to Downtown Dubai, 30 minutes to Dubai Marina and 35 minutes to the airport. There is no metro station nearby, so map the school run before you commit. Other villa communities with schools close by are covered in our guide to the best villa communities for families.

Which clusters have villas?

Villas are found in Portofino and Costa Brava, and larger villas in Santorini. Published handover dates for these clusters differ between sources, so treat the cluster name as a starting point. What matters to you is whether the villa is finished, connected to power and water, and legally the landlord's to let. Ask for the title deed, and for the Oqood certificate if the villa was bought off-plan and is newly handed over. Our title deed and Oqood guide explains the difference.

Owners who bought early sometimes rent out a new villa for the first year before they move in. A newly handed-over home may have snagging items outstanding, such as paint, doors or air conditioning, so list them in the contract and agree who fixes them and by when.

How does the villa lease work?

Most villas are let on a one-year contract. Our guide to renting a villa in Dubai on the annual contract explains it, and monthly villa rental covers shorter stays.

  1. Choose the villa size and set an annual budget.
  2. View, check the title and test the cooling and fittings.
  3. Agree rent, cheques and maintenance in writing.
  4. Sign, then register the contract on Ejari. The Dubai Land Department lists AED 177.75 online and AED 220 at a trustee centre.
  5. Pay the housing fee through your electricity and water bill. Dubai Municipality sets it at 5% of annual rent (u.ae).
