Damac Lagoons for rent means townhouses and villas in DAMAC's Mediterranean-themed community in Dubailand, let by owners on annual contracts. Most homes have three to five bedrooms, a private garden and a car-first location south of the city. This guide explains the clusters, the difference between a townhouse and a villa, what similar communities charge and how to rent safely.
Damac Lagoons is a freehold master community by DAMAC Properties, off Hessa Street in Dubailand. Its clusters are named after Mediterranean places, such as Portofino, Nice, Malta and Santorini. The idea is a resort-style neighbourhood built around lagoons, parks and walking paths. Our Damac Lagoons community guide has the background.
Renting here suits families who want more space than an apartment gives, and tenants who work in the southern half of Dubai. It suits you less if you want a metro station or a short taxi ride to the beach. Our community guide gives rough drive times of 25 minutes to Downtown Dubai, 30 minutes to Dubai Marina and 35 minutes to Dubai International Airport, off peak. Test the route at the hours you will really drive.
Searches often name a cluster, such as Andalusia, Ibiza, Marbella, Monte Carlo or Lagoon Views. Several of these are newer launches, so homes you see for rent may be few or none yet. The table lists the better known clusters, with the home types and handover status to check for each.
| Cluster | Theme | What to check | Our page |
|---|---|---|---|
| Portofino | Italian Riviera | Villa or townhouse, plot position and handover status | Portofino |
| Nice | French Riviera | Townhouse or villa, row position and handover status | Nice |
| Costa Brava | Spanish coast | Villa size, plot position and handover status | Costa Brava |
| Malta | Maltese heritage | Which way the home faces, corner or middle unit | Malta |
| Santorini | Greek islands | Larger villas: plot, cooling cost and handover status | Santorini |
Published handover dates for these clusters conflict between sources, so ask the landlord for the title deed or Oqood and proof that the home is handed over before you pay anything.
Both are common here, and the choice is about space, privacy and budget. Our townhouse or villa guide covers the general case. In Damac Lagoons it comes down to this.
| Question | Townhouse | Villa |
|---|---|---|
| Shared walls | Usually one or two | Detached, so none |
| Typical bedrooms | 3 to 5 | 4 and above |
| Garden and plot | Smaller, corner units get more | Larger, more privacy |
| Running costs | Lower cooling and upkeep | Higher cooling and upkeep |
| Best for | Families who want value | Larger families, entertaining |

People search for the lowest or minimum rent here. The honest answer is that it depends on bedroom count, plot position and whether the home is furnished. A corner or single-row unit with a larger plot asks more than a middle unit of the same size. Sort the results from low to high, then compare cost per square foot between homes of the same type, not only the headline rent.
| Cost | What to know |
|---|---|
| Ejari registration | The Dubai Land Department lists AED 177.75 online and AED 220 at a trustee centre. |
| Housing fee | Dubai Municipality charges tenants 5% of annual rent, added to the electricity and water bill (u.ae). |
| Agency commission | Some brokers charge up to 5% of the total rent (u.ae). See our commission guide. |
| Cheques | Tenants give post-dated cheques for the lease period (u.ae). Agree the number in writing. |
| Cooling and utilities | Read our DEWA and chiller guide. A larger home with a garden costs more to cool. |
The UAE government leasing page lists tenant duties. Our deposit guide shows how to protect your deposit.
Some tenants rent first to test the community. If you are leaning towards owning, see townhouses for sale in Damac Lagoons and the off-plan projects in Damac Lagoons.

There is no fixed minimum. Smaller townhouses in the middle of a row ask less than corner units or villas. Sort the results from low to high and compare homes of the same bedroom count.
It suits families who want a garden and space at a lower rent than established villa communities. The trade-offs are the drive to central Dubai and the lack of a metro station. Check the school run before you sign.
Yes, some owners let furnished or semi-furnished homes and others do not. Ask for the inventory in writing. Furnished homes can come with a different cheque plan.
