
There are three genuinely different things people mean by buying on instalments in Dubai, and they carry very different risks. Getting the right one matters more than the headline monthly figure.
The most common. You pay a deposit, then instalments during construction, then a balance at or after handover. No bank is involved, so there is no mortgage approval and no interest, but you are committed to the schedule whether or not your circumstances change. The protection worth knowing about: your money goes into a RERA escrow account tied to the project and is released against construction progress, not straight to the developer.
A variant where part of the price is paid after you have the keys, sometimes over two or three years. The attraction is that you can be letting the apartment while you are still paying for it. The catch is that you are relying on rent arriving on schedule, and if handover slips the whole plan slips with it.
The instalments are to a bank rather than a developer, over fifteen to twenty five years, with interest. You need a deposit, income documentation and a valuation. It is the only route that works on a completed property, and it is the route people actually mean when they say they cannot afford to buy outright.
The 4 per cent Dubai Land Department transfer fee, registration and trustee charges, agency commission, and on a mortgage the bank arrangement fee and valuation. On completion you will also face a service charge advance and utility deposits. None of these appear in a monthly figure quoted in an advert.
