Waterfront Villas in Dubai: Where They Actually Are

Water frontage is the most consistently mispriced feature in Dubai property, because "waterfront" covers everything from a beach you can walk onto to a view across a landscaped pond. The premium is real. What you are getting for it varies enormously.

The four kinds of water

• Open sea and beach. Palm Jumeirah, parts of Jumeirah, Al Sufouh. The genuine article, the highest premium, and the one that holds value best because it cannot be manufactured.
• Canal and creek. Dubai Water Canal, Al Jaddaf, Mina Rashid. Real water, calmer, cheaper, and generally closer to the centre of the city.
• Man made lagoons. The lagoon villa communities out along the Al Ain road. Genuinely attractive and genuinely swimmable, and the reason those communities sell. The water is part of the development rather than a natural feature.
• Lakes and water features. The Meadows, The Lakes, Jumeirah Islands. Ornamental rather than usable, and priced far below the other three, correctly.

What to verify before paying the premium

• Is the view protected? The single most important question. A frontage that cannot be built on is worth paying for. A frontage across a vacant plot is temporary and the price rarely reflects that. Ask what is consented, in writing.
• Do you have access, or only a view? These are different assets. Confirm whether the plot has direct water access, a shared community access, or none.
• Which way it faces. A west facing waterfront garden in Dubai is unusable from mid afternoon for part of the year. Some buyers want the sunset and some want to use the space.
• Maintenance. Salt air ages exteriors faster. On a villa that is your cost, not a service charge, so ask when the outside was last done.
• Community fees, which on lagoon and beach communities are among the highest in Dubai because the water itself has to be maintained.
