Al Furjan is a Nakheel-developed residential community in New Dubai, close to Discovery Gardens and Jumeirah Village Circle, with its own Dubai Metro station on the Red Line. This Al Furjan guide is for families who want a townhouse or villa inside a gated cluster, and for professionals who want a quieter base with a train link to the Marina and Downtown corridor. It covers layout, buildings, prices, transport, schools, daily life and the downsides, with dated sources.

Where Al Furjan is and how it is laid out

Al Furjan sits in the Jebel Ali district of New Dubai, close to Discovery Gardens and Jumeirah Village Circle. It is an inland, suburban community rather than a coastal one. Nakheel says the project started in 2007. Check the access roads on a map and test your own commute before you commit.

The community is built as a series of clusters, each with its own architecture and gates. The names you will see on listings and in searches include:

  • Murooj Al Furjan and Murooj Al Furjan West. Villas and townhouses, with 4 and 5-bedroom villas in the original Murooj clusters.
  • Quortaj. Villas and townhouses from 3 to 6 bedrooms in an Islamic and Mediterranean style.
  • Dubai Style. Emirati-inspired villas and townhouses with wind towers.
  • Tilal Al Furjan. Two gated communities of 4 and 5-bedroom villas.
  • Masakin Al Furjan. A gated complex of seven low-rise buildings with 2 and 3-bedroom apartments.
  • West Village and Al Furjan West. A newer western section with townhouses, villas and apartments, served by its own pavilion.

Nakheel describes its homes as four-bedroom villas and three-bedroom townhouses with tiered green tile roofs, white panels and a blend of North African, Islamic and Mediterranean styles. Streets are wide and buildings are mostly low-rise. Clusters are separated by green strips and pathways.

Property types and buildings

Al Furjan is unusual in this part of Dubai because villas and townhouses are the core of the community and apartments are the minority. Studios to 3-bedroom apartments exist, mainly in low-rise blocks and a few private developer towers. The table lists the clusters and buildings you are most likely to meet. Where the developer is not certain from the sources, we leave it out.

Because the clusters were built in phases, two homes with the same bedroom count can differ in plot size, finish and fees. Always compare the exact cluster. Our Al Furjan guide in Insights adds more on how the neighbourhood works day to day.

Rents and prices

The main H1 2026 market reports from Bayut and dubizzle give area-level numbers for Al Furjan villas only, and none for apartments or townhouses. The table below uses both reports. Both class Al Furjan as mid-tier villas and both use asking prices, not completed sales, so treat them as a guide to the market and not as a valuation.

Villa sizeBayut H1 2026, average advertised sale pricedubizzle H1 2026, average asking price
3 bedroomsAED 4,244,000AED 4,184,000
4 bedroomsAED 5,975,000AED 5,959,000
5 bedroomsAED 10,518,000AED 10,818,000

Sources: Bayut Dubai Sales Market Report H1 2026 (updated 15 October 2026) and dubizzle Market Report H1 2026. Bayut also reports an average advertised price per square foot of AED 1,677 for Al Furjan villas, and dubizzle AED 1,686. The two reports differ most on 5-bedroom villas, which are few in number and vary widely in plot size.

On rents, neither Bayut nor dubizzle publishes an Al Furjan figure in its H1 2026 rental report. The best dated signal is from Savills' Q3 2026 research, reported by Khaleej Times on 13 October 2026. It lists Al Furjan among the communities with the sharpest year-on-year rent falls in July to September 2026, at 7.5 per cent. Falling asking rents can make this a better moment for tenants to negotiate, but rents differ greatly by cluster, so compare live listings.

Service charges

Service charges differ between Al Furjan clusters, and between apartments and villas. We do not quote a figure because we could not verify a current, dated one. The Dubai Land Department publishes an official service charge index through the Dubai REST platform. Our guides on the service charge index and how to check service charges before you buy show how to look up a specific building or cluster. Ask the seller for the latest service charge statement before you make an offer.

Getting around Al Furjan

Al Furjan Metro Station is on the Red Line, on the Route 2020 extension. Nakheel's own page says homes in its community are about 3 minutes from the station. Taxis and ride-hailing apps operate across Dubai. Check current bus routes and timetables on rta.ae, because routes change.

By road, the community connects to Sheikh Mohammed Bin Zayed Road (E311) and, on the coastal side, to Sheikh Zayed Road. Nakheel states these approximate drive times from its Al Furjan homes:

DestinationApproximate drive, per Nakheel
Al Furjan Metro Station3 minutes
Ibn Battuta Mall10 minutes
Dubai Marina15 minutes
Palm Jumeirah18 minutes
Al Maktoum International Airport (DWC)24 minutes
Downtown Dubai28 minutes

These are the developer's figures, so treat them as best-case off-peak times. Test your own commute at the time you will travel.

Schools, nurseries and healthcare

Check the KHDA directory for the schools and nurseries in and near Al Furjan, with their latest ratings, curricula and fees, which change every year. Confirm places and the school run before you choose a cluster. A practical test is to drive the route to each shortlisted school at the morning drop-off time from the exact address, and to ask each school about its waiting list, its admission dates and whether it offers a school bus to your cluster. Families with more than one child should also check whether the nursery, primary and secondary years are on the same site.

For healthcare, search the Dubai Health Authority list of licensed clinics and hospitals near the cluster you are considering. Check which clinics are open late, and where the nearest hospital with an emergency department is, because that matters more for a family than the number of clinics nearby.

Lifestyle: parks, pavilions and daily life

Daily shopping is handled by two community centres, the original Al Furjan Pavilion and Al Furjan West Pavilion, which Nakheel announced in 2023. For a large mall, Ibn Battuta is the nearest.

Nakheel lists a gym, outdoor gyms, a cycling track, parks, mosques, a swimming pool, sports courts and kids' play areas among the community amenities. The Al Furjan Club offers swimming pools, a gym, sports courts and fitness studios.

The feel is quiet and residential. Most people drive, children play in cluster streets and parks, and there is little nightlife, so residents go to Dubai Marina or JBR for beaches and restaurants. Always confirm the ownership type on the title deed for the specific property.
