• Which cluster, and how far it sits from the central park and the retail high street. That distance does most of the work on price and on daily life.
• Apartment against townhouse, since the two have very different running costs and resale markets.
• Service charges, which on affordable stock make a real difference to the yield.
• The commute at your real times, as this is a suburban location with no metro nearby.

Are they a safe developer to buy from?

Nshama has delivered the bulk of Town Square, so you can walk the streets, see the finished product and talk to people who live there before committing. That is a considerable advantage over buying off plan from a developer with nothing completed. The main risk here is not delivery but competition: there is a lot of similar mid market stock in that part of Dubai, so entry price matters.
