Nshama is a Dubai developer known for a single large project: Town Square Dubai, a mid market community of apartments and townhouses off Al Qudra Road.

Where most developers spread across the city, Nshama concentrated on building one community properly and at scale, which makes it easy to judge. Town Square is now substantially complete and occupied, with a central park, a retail high street, a cinema and a hotel.

What do they build?

Affordable apartments and townhouses aimed at first time buyers and families, in named clusters within Town Square: Zahra, Safi, UNA, Rawda and Hayat Boulevard among them. The proposition is space and community amenity at an entry price well below the established villa names.

Where do they build?

What should you check before buying?

  • Which cluster, and how far it sits from the central park and the retail high street. That distance does most of the work on price and on daily life.
  • Apartment against townhouse, since the two have very different running costs and resale markets.
  • Service charges, which on affordable stock make a real difference to the yield.
  • The commute at your real times, as this is a suburban location with no metro nearby.

Are they a safe developer to buy from?

Nshama has delivered the bulk of Town Square, so you can walk the streets, see the finished product and talk to people who live there before committing. That is a considerable advantage over buying off plan from a developer with nothing completed. The main risk here is not delivery but competition: there is a lot of similar mid market stock in that part of Dubai, so entry price matters.

Questions buyers ask about Nshama

How much does a Nshama property cost in Dubai?

Across the 5 Nshama projects TRPE brokers, entry prices start at AED 1,182,888 and run to AED 18,000,000. The figure depends on the unit, the floor and the release that is open, so we confirm it in writing before you commit.

Where in Dubai does Nshama build?

The Nshama projects we hold are in Town Square, Sheikh Zayed Road. Town Square has the most, with 4.

When do Nshama projects hand over?

We do not publish handover dates for these projects because we do not hold confirmed ones. Developer schedules move between releases. Ask us about a specific project and we will get the current schedule from Nshama in writing.

Can a non-resident buy a Nshama property?

Yes, in a freehold community, where buyers of any nationality can own outright. You need a passport and the developer's booking form, and off-plan payments go into a RERA escrow account held against construction milestones rather than to the developer directly.

Does TRPE sell Nshama property directly?

Yes. TRPE is a RERA-licensed brokerage, ORN 28357, and transacts on these projects directly with the developer, so the price you see is the developer's rather than a resale mark-up.

Looking at a Nshama project?

Tell us which one, or just your budget. We will send current availability, the developer's payment terms in writing, and an honest comparison against the alternatives in the same community.
