
Choose the school first, then the community around it. In Dubai the school run is the single biggest daily constraint on family life, and a twenty minute difference each way is what decides whether a home works.
There is no single best family community. There is the right one for your school, your budget and your commute, in that order.

Established villa communities such as Arabian Ranches and the older Emirates Living areas offer mature landscaping, community schools and a settled feel, at a premium and usually further from the centre.
Newer master planned communities such as Dubai Hills Estate combine villas, townhouses and apartments with parks, a mall and schools inside or beside the community, which is why they attract families who want everything walkable.
Value townhouse communities in Dubailand and towards Jebel Ali give you the most space per dirham, in exchange for a longer drive and a community that may still be filling in. Our guides to Damac Lagoons and Jebel Ali cover two of these.
Apartment communities such as Jumeirah Village Circle work well for families who want to be closer in and accept less outdoor space, with nurseries and schools inside the district.

Renting or buying first and choosing the school afterwards. It is the most common sequence and the most expensive, because the good place that opens up is rarely near the home you have committed to. The second mistake is buying the largest villa the budget allows and discovering the running cost. Community fees, cooling and garden maintenance on a large villa are a real monthly number. Read service charges explained before you stretch.
Rent for the first year if you are new to Dubai or new to the school. It costs you a year of ownership and it saves you from committing to the wrong neighbourhood, which is a much larger cost. Once the school and the commute are proven, buy in the area you already know works.
