Jumeirah Village Circle, usually shortened to JVC, is a large freehold residential community in New Dubai, built by Nakheel around a circular layout off Al Khail Road. JVC is laid out as a ring of numbered districts around a loop of internal roads, which is where the name comes from. People write it three ways, "Jumeirah Village Circle", "JVC" and "JVC Dubai", and all three mean the same place. It sits next to its sister development Jumeirah Village Triangle, which is a separate, smaller Nakheel community despite the shared first two words.

Districts and well known buildings

The community is organised into numbered districts rather than named neighbourhoods. District 10, 11, 12, 13, 15, 16 and 18 carry most of the apartment and townhouse stock, and the district number is what appears on title deeds and in most listings. Among the towers and developments people search for by name inside JVC are Belgravia and Belgravia Heights, Park Central, Westwood Grande, Bloom Towers, the Binghatti buildings (Amber, Corner, Lavender, Nova), Sydney Tower, the Royal JVC Building, Alfa Residence, the 10C building, Saleh Bin Lahej Tower and the Villa Myra townhouse cluster. If a search combines a tower name with "JVC", it generally means that building sits inside this circular grid rather than in a neighbouring community.

Circle Mall is the community's own shopping centre, with a Cinepolis cinema that opened in 2023 alongside supermarkets and everyday retail. HealthHub Clinic operates inside JVC for primary healthcare, and The First Collection, a 491 room hotel, also sits within the community.

A short history

JVC was one of the wave of master planned communities that Nakheel built along the Al Khail Road corridor as Dubai expanded west and south in the 2000s. Rather than a single phase, it was developed plot by plot over many years, which is why building ages and styles still vary so much from district to district, and why some districts finished years before others.

Getting around

JVC does not have its own metro station. The nearest Red Line stations are to the north, around Mall of the Emirates and the Barsha Heights and Dubai Internet City area, so most residents drive, or take a bus or taxi to reach the metro. Al Khail Road runs along the community and connects it south towards Al Barsha and Dubai Marina, and north and east towards Downtown Dubai and Business Bay.

Who lives in JVC and what the homes are like

JVC offers studios through three bedroom apartments, two and three bedroom townhouses and a smaller number of four bedroom villas, which makes it attractive to singles, couples and small families who want more space for their money than Dubai Marina or Downtown Dubai. The whole community is freehold and open to foreign ownership. Families also have Sunmarke School and JSS International School within easy reach in the surrounding area.

Because the supply is large and spread across many separate buildings and developers, the specific building and district matter more here than in most Dubai communities. Two flats of a similar size, in the same district, can differ a great deal in price depending on the developer, the building's age and how well it is managed.

What should you check before committing to a building in JVC?

  • Which district and which street, since districts differ in how finished the surrounding roads and landscaping are.
  • The developer's track record, because JVC has a very large number of smaller developers alongside the well known names.
  • Service charges, which vary considerably between buildings of a similar age and size.
  • Parking allocation, since not every unit comes with a dedicated space.
  • Nearby construction, as some plots in the outer districts are still being built out.

JVC's appeal rests on volume and steady tenant demand rather than on any single standout address.
